i got last year 4.2% from scotia bank,
scotia bank has a agent work with Richcraft builder.

I got this same rate 4.25% two months ago with 5 yrs fixed from Scotia bank

is that great?
normally, the personal banker will give u 0.5%-1.0% break from their posting rate, but if u know some VIP they can apply special rate for u from their headoffice. check two month ago the mortgage posting 5 yrs fixed rate>>> 6.55%.....

Why don't try more banks. Go to each of bank (not only your bank) and ask for the rate. I believe you will get it. The recent martage market is very competitive.

今天去BMO办事，随便打听了一哈，3 year fixed rate mortage, posted rate 5.8%,那个人说可以给俺们4.8%,估计这是最近能拿到较正常的利息了吧。
