有人买过(或是知道别人买过)MODEL房吗?

价格是不是比一般的售价要低?如果是能低多少呢?买MODEL房有没有什么利弊?:blink:
 
i think, li jiu shi better price le bei; bi jiu shi, losing the opportunity to customize le, the hardwood for your floor, type of cupboard (knobs), tiles, back splash, etc.

so la t and la 8, who runs faster le

The price of the model home is normally higher than the base price of the same model, since it has some upgrades...but you may find some of those upgrades are unnecessary or, not absolutely necessary...

If you are really looking for the bargains, as TuTu always is :), you can search for the inventory houses...they are always lower than the market price because you can't personally design ii and the builder wants to sell it asap...
 
那些没有UPGRADE的MODEL房,里面全部是STRANDERD,会比市场价便宜吗?
当然,里面已经成型的东西是不好再动了,比如说厨房的颜色啦什么的:(

no matter if its upgraded or not, the price must be cheaper. the house has been used so that obviously there is a cost that needs to be paid by the builder for using it.

if its an unfinished model house, its more like an inventory then. If you like the layout and everything, it can be a good deal.

How come a model home without any upgrading? The builders always want to demo (and thus sell) you something by using the model home...at least, the model home should have AC installed, that's an upgrade, and the AC from the builder is at least 15%-20% higher than the market price...

The brand new houses always have some problems...our builder is Urbandale, a reputed builder in Ottawa...and guess what, in my 30 day report, I listed 51 defects..most of them got fixed finally, but it took my wife and me more than 10 days of our combined vacation days to wait for the guys to do the work...

Model home normally doesnot have those problems or they've been fixed...

As I said that, it may be a bonus to buy a model...in one word, don't expect the model home would be cheaper than the one on the market...

Minto's model homes are loaded with upgrades. They are normally much more expensive than regular homes.
Minto usually doesn't carry any inventory homes, they don't start building the home unless someone pays for it.
 
This is a seller's market, what do you expect? :D

he he, seller's market is going to turn to buyer's market soon...:D

One of my friends is an agnet, and he told me, the used house market was cooling down...another example is your cousin's condo, they haven't sold it yet though it's been listed for several months...

51 defects only for interior checking...since we moved in December, the exterior checking was not done in my 30 day report:mad:

Actually they do. Because building several same model house at one time, save cost. But on the other hand, they don't low down the price of those inventory homes, there is always someone else will buy it.
 
I guess what my definition of inventory home is home built for private occupancy, not as model home. I have yet to see a Minto home without an owner, model homes excepted.
