I wish the market value of my house declines, assuming I am not selling it for a long time, of course.

If marekt value of all houses go down, you still have to pay the same tax, since the city needs so much money from each house. If you think there is a problem with your house which makes it devalued, how can you make the city know about it?

Bridlewood and Morgans Grant are close to kanata lake. might just be 20k difference. i agree that those old houses are way over-priced.

at the same location, same model, 2-3 years old could be 25-40k more than a brand new house from the builder.

The agency said it's due to drapers, initial troubles or appliances.

I read the CMHC report, it said the average price in Ottawa expects 5% increase in 2005. The 2004 average price in ottawa went up, I am not sure if there is a location reason for Kanata Lake; I would like to know which source your agent is reference to?

还注意到很多房子在LIST上挂了很长时间还卖不掉。不过一般来讲春季房价会涨,秋冬季节房价会降
。但是新房子不一样,即使卖不动,builder宁可不盖(反正没有订单他们也不赔钱)也不会轻易降价的,会给你一些bonus。这样从统计的角度看房价一直没降。此外政府希望房价越搞越好,他们赚的税越多。如果比美国的房价,我认为渥太华的房价是高了。当然不能比加州。象马里兰,德州,亚特兰大。人家的single house都有很大的lot. 而加拿大的房子都挤到一起。
 
到底新房子比一,二年前涨了还是跌了?我们家没有做过调查就买了.主要是现在的房租比起mortage要贵.所以就买了.
 
I think the price go up or down is not absolutely.it depends on the location of the house.now i believe the price in some area is still up and up but in some areas maybe the price is down. location is very important for a house.

For new house market in ottawa, the price has been up for the past few years...it will be up again this year, it may be flat in 2006, 2007, but there is no indication that it will go down...

I have been following up some new house development in Kanata. It seems the new house sales are slow for the January. For example, Minto's New Englander development in Emerald Meadow has lots of inventory (relatively speaking). And they are putting bonus to some houses to boost the sale. Ashcorft in North Kanata has not increased their town house selling since Last April. As of today (Feb 4, 2005), this is contradicted to what I read from CMHC reports which predicts there will be 4% increase in 2005.
 
Which area's new house price decreased comparing to the past two years? Just curious... I noticed all areas in Ottawa, the price jumped up...:D

There are cureently no new home price decrease as compare to last two years. Some home builders are putting bonus on their inventory homes; a sign of slow new home sale.
 
At the same time, they increased the base price... that what I noticed... give you more bonus but with a higher price...;)
