I was told by my portfolio manager from TD, in Canada, there is only one way to calculate the mortage interest, Semi-annual compound.

My mortgage broker told me ,The hongkong bank rate right now is 4.55

you don't need to fire him/her; competitive markets always have something new coming out; perhaps, he/she is speaking on something in the past.
