An exeperienced inspector would be able to tell the condition of a roof just by glancing at it, too bad YY deleted her thread, unless you have a leaky roof, which won't be detectible even if you climb on top of it.
One obvious characteristic of older roof is: one angle of each shingle is slightly curled, and it would be the same angle for pretty much all shingles within the same path. This is of course an extreme example of old roof in need of replacement.

That's exactly the inspector I hired told me...
He came to my house in last November, just after first snow...he refused to climb the roof and told me the stuff you listed here..he agreed to come back in Spring to do the roof check...
Fair enough...I didnot want to take the risk either, for his sake... though I was not happy since stuff I put in spring would be out of my year end report...
After a few phone calls in April, he finally came with his son..and he asked his son to climb to my garage roof and only the garage roof...his son did find soemthing there which the inspector has no way to find by just using the binocular...I have no idea what's the condition of my second story roof..I know he took the chance that there should be no problem for the new house anyway...in one word, I was cheated since bofore I hired him I asked him if he would take care of my roof as well...and his answer was YES..
I talked with the builder's warranty supervisor a few days ago and he said if the inspector doesnot climb to the roof, all his claims are just bogus...

What's wrong with your roof? Leaking? The builder's warranty supervisor lied to you: if your inspector signed the inspection report with faults, and you submit your report to builder on time, they MUST fix it. It doesn't matter how the inspector inspected your house.

Nothing wrong with my roof, so far...but that doesnot mean I would accept inspector's lousy work...I thought I was cheated as i don't believe that using his binocular only he could know the detailed condition of my roof...
Yes, he is a nice old guy, informative and knowledgebale...but he just dare not to climb the roof...
As for the warranty supervisior...I fight with him every now and then..but I have to admit, he is an honest guy...

那个supervisor说得不对。房顶的不少毛病比如新房常见的屋瓦破损flashing没装好等等，连望远镜都不用就能看出来。爬上去只有两个目的，一是查看死角，二是检查下面看不清的细部比如烟囱天窗等。
上房顶，无论对inspector还是对房子都有点儿风险。Inspector上房顶有种种忌讳，比如房顶太高、房顶太陡、房顶积雪或有水、天太热（怕踩坏沥青瓦）等等。这算是行规，一般的合同上会列出类似的limitations，inspector也该对客户说明白。
房顶这东西，该算是第二个最爱出毛病的地方（基础该排在首位，修起来也更费钱。不过这儿多数地方的土都挺好，不比上海南京等地）。单凭从外面看，谁也不敢说一个房顶没毛病，可能看出来的毛病也还有不少，比如下面的构件或sheathing坏了，常常会有些迹象。手头有些照片，哪天高兴，弄些上来。
国内都居民楼多是平屋顶。那东西施工方便，可是得经常维修，麻烦多官司多。这里的木结构平屋顶更麻烦。很多修房顶的公司都不肯做平屋顶。哪位要是想买平屋顶的老房子，一定把这一条考虑进去。

This is exactly what I expected the inspector to do in the first place...
Hiring an inspector for the new house year-end check is just for peace of mind (btw, I can find the nail pops myself), but my mind is not in peace now...if s/he wants to charge more for climbing the roof, say it before you come....
We heard story...this is a re-sale house, the inspector refused to climb the roof and said the roof was OK by doing the so called visual check...in the first winter, it turned out the roof was leaking...the inspector still refused to climb the roof after winter, but hired a roofer to check the roof....
He finally paid $1,500 to the guy who hired him, and this money was from his insurance...
We were also told it is hard for a guy to start his inspection career because no one wants to insure him...
