You can ask seller's agent as your agent only for this house, and then you give an offer with lower price. The agent can help you to get a deal becasue he/she will get whole commission.

Of course all 3 parties must get some benefits:
1) The agent can lower her commision a little (say 1.5%) because even then she gets 3.5% which is more than the 2.5% that she will get otherwise. She will also want the seller to sell it to you rather than other buyers so she can get the 3.5%.
2) The seller can lower her price a little (say 1%) if the agent lowers her commision (by 1.5%), so the seller gets 0.5% more.
3) You will get a lower price (by 1%).
In this case your options are either hire the sller's agent or find your own agent. If you find your own agent, you lose your advantage because the seller's agent will not give you any special discount, but you will have a agent that works just for your benefit.
Be careful with the listing agent as it is an opportunity to make B$$$$$G money from you. All in all buyer pays the price. Be sure there is no competition, you don't overpay, insist all the conditions are in favorable to you and you have an escape from the transaction if anything happens to be against you. The listing agent will try the very best to get you on the hook.
