thnaks for the insight. we are about to buy a house backing on WWS, with almost all windows on the back of the house, +specifically with family room (open 2 above)and kitchen on the 1fl, then a big loft on 2nd flr. I guess it will be hard on my gas bill in winter bcoz the sunshine is just no enough to compensate for the loss thru windows.

did you get alot window sunshine in pm? I just don't remember how much I got in my curren house. afterall, do we really have a any sunny days in Ottawa in our infamous long and gray winter? I doubt

Big windows facing south west would be a problem in hot summer days but it would be good in a sunny winter day. Winter is longer than summer.

I have two big windows facing south west (family room, and kitchen). Blades are used to block the sunlight in summer and, compare with other rooms in the house, the family room is not that hot (~2 degrees higher than the room at the other end, taken today). But in winter, that room is super warm.

About rooms above open space, it should be okay if it got sufficient insulation. In the second floor I have a bedroom above open space, and another built one right on the garage. They may cost me more in heating (not sure) but they're just as warm (or as cold) as other 2nd floor rooms. I've measured the temperature in all rooms during cold winter days, nothing significant (<1 degree).

去年冬天,我用塑料膜把多数窗户都贴上了,只留了三、四个能打开的。好像真的省了不少gas。几张Enbridge的账单上都说我比去年同期省了15%左右。也许这是个对付大窗户的办法吧?那种塑料膜在CT能买到。

楼主大概是太恨渥太华的冬天了,其实冬天里的晴天挺多,只是天黑得早了点。我的family room从一点左右才开始见到太阳,到四点多就没了。可那一阵儿阳光挺管用。它的一个副作用就是让其他房间冷了,因为themostate离family room很近,the sunshine fooled the themostate so the furnace won't turn on even when the temperature in 2nd floor rooms drops to 16 degree.

屋里有大空间,确实是对保温不利。这也算是奢华的代价吧:)。要是真的喜欢那个房子,我有几个节能的建议:

一、把顶棚里的insulation加厚。统计说,房顶散出去的热量能占到总散热的三分之一,窗户也能占三分之一。前些天见到一个customer built house,屋顶上的保温层有两?厚;

二、如上面说的,冬天把窗户封上。这样不单能保温,还能防止玻璃上结雾。

三、选插座位置的时候,尽量避免选在外墙上。另,上下水管避免走外墙,这对plumber来说是个常识,可还是有人这么做。最好事先对builder讲明白,省得像我一样上当;

四、装修地下室,起码是把外墙和地面做了;

五、用浅色的外墙和屋顶,减少辐射。我还有个挺有意思的发现,在渥太华,浅色屋顶的寿命好像能比深色屋顶长一年左右--当然这只是在两条街上的粗略观察,还不敢妄下结论。不过确有网页上提到过,浅色沥青瓦的寿命长。
 
房子朝向应该看睡房窗户的位子。

南面 的窗户;[房间]---冬天的阳光特别好,好像太阳房。
---渥太华的冬天的太阳光低,可以斜进入这个房间。
而夏天的太阳光高,只照一点范围进入这个房间。
是睡房,冬天很暖和,夏天也不热。

西面的窗户[房间],夏天的太阳光都进房间里了,热。
北面的窗户[房间],夏天热,冬天冷。

可能吧,睡房窗户靠南面较好。Family room和kitchen 在北面也不会太冷[冬天]。
所以,房子的朝向应该看睡房窗户的位置,不好一概而论。。

the materials they use are very cheap

Cheap does not necessarily mean poor quality.便宜不一定质量就差。

shingles will last 15 to 25 years,if the builder use cheap materials, will not last longer.

I guess he means Minto's lot is shorter than other builder's...in lots of areas, a typical Minto's lot is only 85ft in depth...other builders's standard is at least 100ft...for example, Tartan's lots in Findley Creek and Jackson Trail are 110ft in depth...but those are cheap lands..be careful to buy houses from these two communities...
 
TARTAN 的STANDARD很高, 别的BUILDERS的UPGRADE 是它的STANDARD. 基本不需购买UPGRADES.

缺点是不二价.

can u elaborate a little bit on what strikes u as "not buy"? I've made extensive research for these 2 communities but havn't got any conclusive founding yet, have you got anything that makes you say so?

it's important for me coz am just about to put my deposit on it. your insights are highly appreciated.

Findley Creek 有两个隐患,一是高峰期的交通,二是那片 wet land,foundation 出问题是早晚的事。。而且一家出问题,捅出去,整个区都会影响,re-sale value 没十年八年回不来。。

Jackson Trail, 你看看它离 417@Carp Road 那口多近呀,交通是没问题(这也是builder的一个卖点),但那口下去就是个废弃的垃圾填埋场呀。。

Anyway, that's ONLY my own opinions!

能说说417@Carp Road 垃圾填埋场的具体地点吗?那里有这方面的信息呀?
 
一般来说地基要出问题就是头一两年的事情,那片房子有的已经有5年了也没听说出过什么问题,不知道您有没有听说过这样的事。

至于findley creek 的交通,我觉得应该没有问题的,因为一是离huntclub较近,二是过了Leitrim就分为两支,bank和conroy. 据我所知conroy今后要打通,一直通到市总医院和riverside. 而再往东很快就上机场高速和bronson了,所以交通应该不是问题。唯一担心的就是那片湿地,有人知道到底会对地基有什么影响么/

Minto builds the big house in a small lot. e.g. 3000 sq ft house on 43' lot. 2700 aq ft on a 41' lot. And the distance between two houses is less then other builders.
