买新房好还是买旧房好?请教大家

以前没关心过这方面的信息,我看现在新房的价格比二手的只是略高一点,而且有的二手房价和新房几乎一样,我想请问在购买新房的过程中是否会比购买二手的会发生很多额外费用?申请贷款时DOWNPAYMENT下多少以上可以不考虑工作的因素?(第一次购房),谢谢.
还有请问买房后除了管理费,水电煤费,地税还会发生哪些经常性发生的费用?谢谢
 
The price you see on buying new house may be not the final one, becasue a lot of option you can pick, like upgrade the hardwood floor, basement, appliance, something like that. If you ask for all the upgrade, the price would be huge different.

Some resale house's price are close to the new house, but if they're all upgraded, I mean it comes with the appliance, curtains or fenced etc. That can save you a lot of money and time.

Back to the option on buying a new house or resale one, it all ups to what you need. Either one, you really need to prepare some budgets other than the net price of house.
 
Consider new home if you do not know how to renovate house at all; but we find the new home we bought last year was rushed through and thus some quality issue!!! If we were to choose again, we most likely will choose a home that's just a few years old...which MAY come with appliances, AC, planted flowers in the lawn, blinds, etc...
A brand new home will require many many things, versus an older home may already have some or all of the things you're seeking for...

I tried both, and I think I prefer a resale home much more coz each previous owner would have renovated something and added improvement to the house and you will enjoy more.

However, I won't consider the resale homes that have absolutely no improvement/upgrade though. Some people just bought a new house but added nothing to it at all (ie. no interlock, no deck, no professional landscape,no pot lights, no finished basement, no professional painting nor wallpaper, no blinds nor drapery, no ceremic floor, no hardwood floor, no fence, no central vac, no central a/c,no gas stove, no fire place, no fench door..), then it will be even less desired than a new house.

UP!! 这个我也想知道啊! DOWNPAYMENT要付多少才不用考虑你的年薪问题?
 
25% or more down payments is the conventional mortgage. Less than 25% is consider high risk by the bank. You have to buy mortgage insurance for it. The conventional mortgage will have same interest rate. There is not interest benefit if you pay over 25%. If you don’t have a pay check, bank will still need you to provide prove of income for at least two years or prove of other property like stock, bonds to secure their loan. I think you can call a mortgage broker for this question, they will haply to answer your question, since you may be a customer.
 
1. 学区
不论你有无小孩, 这都是位置好坏的最重要指标之一.

当然, 你可以质疑现在的排名是否合理, 传说的名校是否真的那么好等等.

2. 邻居
1) 学区和邻居有很大关系. 你希望你的子女和什么样的家庭的孩子在一起长大.
但是, 也有例外, 比如退休的人居多的区, 小孩就很少. 很多区住了很多富裕的家庭, 但我们不一定都认为和他们为邻是好事.

2) 族裔
现在比较明确的是华人不想和其他有色人种住在一起. 而白人区, 犹太人区被认为是好区.

比较不明确的是, 华人区算不算好区?
我个人认为即使对华人也不算好区. 港台的华人往往和大陆来的华人显得很格格不入. 和他们为邻, 往往比和西人为邻更让人感到孤单.

华人普遍的不重视庭院和社区公益活动. 而这些都是"好区"的重要因素.

华人事不关己, 高高挂起, 旁边有人犯罪也不管, 和西人的"爱管闲事"恰成鲜明对比.

3) 新区无法选择邻居
而新区是目前房产市场的热中之热. 可见, "邻居"一条对"好区"的重要性是相对的. 至少对华人."说它重要, 它就重要, 说不重要, 它就几乎被忽略."

3. 环境
都承认环境是区好坏的重要标志. 但什么是好环境却有截然不同的多种解释.

假如同意公园, 湖泊, 河流, 绿地, 树木, 花园等自然景观和房屋的和谐是"好环境"的基本, 则现在的绝大多数热销的新区都是属于"没有环境"的. 因为新区, 从绝大多数房子的窗口看出去, 只能看到密密麻麻的房子. 就算是边上一圈的房子还能看到旷野和树林, (一般卖得贵一些, 可见实际上我这个假设还是在起作用). 谁能肯定几年后不会再往外建新区, 而从窗外抹去了这仅剩的绿色.

从这个意义来说, 好环境只存在于比较成熟的社区, 特别是和公园, 保留地相邻的地方. 这些地方永远不会再搞新的成片开发.

4. 交通和购物
最高境界是"闹中取静". 所以真正的好区不会离市区太远. 很多偏远的小镇一般不在讨论范围.



5. 犯罪率 这个因素的重要性现在上升了.

6. 其他设施
比如community center, library等.

7. 价格
一般认为, 价高的区比价低的区好. 我分析原因有二:
1) 买得起高价房的人是有钱人, 而有钱人的区好过没钱人的区.
2) 房子卖得出高价, 说明喜欢它的人多, 这么多人都喜欢就说明好. 否则别人都傻瓜吗? 认为市场这个看不见的手是最公平的裁决者.

一般而言是如此, 但是我觉得目前决定价格的最重要因素还是市场的热门度. 即"概念".

概念热门的区是否等于好区, 不好说, 但往往等于价格贵的区.
 
还有问题,很多新房都是送BONUS和BASEMENT UPGRADE,以及厨房电器,请问是否最后的价格就和原价差不多呢,如果不考虑UPGRADE的因素,谢谢
 
我买了房子快一年了. 相比买旧房, 新房要花更多心血和金钱,比如,买房之初要研究图纸,选UPGRADE, 定各种地板瓷砖地毯台面的款式和色彩搭配, 建房其间还要时不时去观察了解及早发现错误等.

买了新房之后, 除了会看房子沉降带来的问题外, 还要安装AC, FENCE, 房檐排雨管道(EASTROGHING), 窗帘架 , 窗纱和窗帘,灯具, 油漆等. 以我的房子为例, $3000(AC)+ $ 3000 (自建FENCE)+ $1100 (EASTROGHING)+ $1100 (13 窗帘架) + $5000 ( 窗纱和窗帘布料费, 自己做)+ $2000 (入门处,餐厅和 客厅 吊灯)+$400 ( 油漆费及配件, 自己刷]= $15600

明年打算装修BASEMENT 大约2万元.

买新房的好处是自己可以选房型和装修, 最大限度满足自己的要求.
 
when buy new house don't need to have the hardwood installed by builder

they asking tooooo much.
what I did was asking builder only install the standard carpet, then I choose the hardwood I like from flooring store, once got the key in closing day for the house, change the carpet to hardwood by the contractor, I also asked the contractor install the removed carpet/underpad to the basement. this way I saved great deal.
i.e. hardwood by builder $12 per sqft x 1200sqft
I bought much better quality hardwood floor than the builder's, with install total cost about $9 per sqft x 1400 (included installed in kitchen as well) and carpet in basement installed.
