How about this house for $307,950?

这房子基本是最低配置, 连窗户都是最CHEAP的上下/左右拉的那种。厨柜,壁炉,灯具,窗帘也是最普通的, 也没有装修BASEMENT。 整个房子基本没有UPGRADE, 而且LOT 也小 。 而全新的没有UPGRADE的ADDISON也就29万左右。

The fenced yard costs about 4000 to 5000 dollars.Other things included should have a value around 2000 dollars. The price should still have room for bargain or ask them for stove and fridge. This way you don't need to pay cash for it. If you like the house and area, I don't see any problem with it. 2 or 3 years house is the best buy. Most issue invloving new building are solved , grass is green and driveway is done. Less contruction noise around.

I guess they put the lot size wrong. It should be 31.46 x 119.75 not 21.46 x 119.75. There is no room for double garadge in 21.46 feet.

Well, there were some upgrade(s). I think the fireplace and its mantel are not standard. I don't remember exactly, but builder price is usually more expensive, so like $2k. I can't see the photo clearly, but if there's no "brick" or "stone" in the exterior, then it's not upgraded for that coz its neighbours both have the brick upgrade. The tiles backsplash in the kitchen is also an upgrade. I think it costs like $600 if u want to add that. The range hood looks like an upgraded one coz it can be cheaper.

Rough in for bath and central vac is an upgrade for a few hundred dollars. Central air will cost you a thousand if you want to get one. PVC windows are standard, but they can be worse if the house is older coz it can have wood windows, which is a lot of maintenance. PVC fence is a good thing coz no maintenance and they are more expensive than the standard treated wood fence.

Dishwasher and garage door opener, washer and dryer will cost you several hundred if you need to get them.

But the lot is not very big, and Orleans have quite more supply than demand.
