Walden Dr is quiet? You kids could never play on your street because of the traffic. When in rush hour, you would find it's very difficult even drive your car back to the street.
Walden drive is a busy street. Houses on the busy streets don't retain the price that well. Think about every morning, you will have to back out your car from the drive way onto a high traffic street.
Backing out the car from a driveway is considered all fault for insurance claim, so even if the car going along the street is aware that you are backing out and intends to hit your car, they can still get 100% claim from you.
Unless your lot is large enough to have a U shape driveway, consider a quiet street. Also houses on busy streets are more "dusty", so that's why they usually have "deeper" lot. As well, kids won't be able to play street hockey or bike at the front door.
I think the first house is on Sherring, right? That street is one street away from the busy Kanata Ave, not as bad. The price seems right too.
No luck needed, house was sold in 2 weeks... it was a fair price as Sherring is a good location, very close to Centrum, yet away from the traffic and noises. Golf course view adds at least $20k of premium, also finished basement with walk out, another bonus.
I used to live on the adjacent street, also with golf view backyard, during the summer days, oh man, gotta love the tranquility and the sense of being 'far and away', with occasional bird chirping and crickets singing. We even had a close encounter with a deer family!
