车库顶漏水

车库与房间交接处漏水，车库顶及墙的drywall湿了一大片， 房间还好，未有湿迹，给minto打电话，被告知已过了2年warranty(closing date 是2005 年4月底）他们不受理。找人来看，他告诉我是因为屋檐边上的一个东西（我不知道叫什么名字）没装好，水流不出来。还说我应该找minto. 请有经验的朋友告知除了call minto new home service， 我还能找minto什么地方投诉？
第一次碰到漏水的事，很着急，请朋友们回帖。

What model do you have? I have the similar problem back in 2003. The model is Laurance 4. Two possibilities may cause this problem,

1. step flushing is not installed or not installed properly
2. joint of siding and roof is not properly protected by flushing & caulking.

If I remember right, these happened both for my house. As there is brick for 2nd floor bedroom above garage. The brick has to be supported through the steel beem in the garage. There is a opening on the garage roof cut for brick going through. The opening may be cut too big by the framer. If the the opening is too big and is not properly protected, the water will leak to garage but not to the bedroom. Sometimes this only happened when there is wind and has to be certain direction.

Gutter.

But I don't think it is because of the blocked gutter.

我不是Minto房, 但也碰到这事, 也是交接处, 跟楼上那个说的差不多, 就是交接地方而且有留一条砌砖用的, 可能留的口子太宽了, 而且上边的Flashing也没装好, 新房交接后没几天正好下大雨所以就漏了, 修了很多次才修好. 同样房型的邻居当时没事, 四年以后在同样地方漏, 漏惨了, 再找Builder已经不受理了, 后来他们自己找Roofer修的. 楼主实在不行自己找房顶公司吧.

建议:

1) 如果房间未有湿迹, 外墙裂的可能减小.

2) 检查外墙和车库的交接处.

In the Ontario Home Warranty Program, the 7 year warranty refers to major structure (or foundation) problems. All other small items would be covered for only one year (or two years, I do not remember how long exactly). I do not think the leaking between garage and house as a major problem. Suggest the owner contact the Ontario Home Warranty Program office direct to make clear. Good luck!

I really appreciate all the suggestions and opinions you have all input. Minto inspector came in and have a contractor fixed the problem. It is all because of the caulking not done properly at the joint of the brick wall and the siding. Thanks a lot everyone.
