对我们影响最大的,基本上包括:
1、之前的小区plan地图可以改变,包括,房子位置,driveway朝向,green box等东西的位置,sidewalk长度等等等。
2、将来住在这里(kanata lakes)的人,孩子上学可能会被direct到别的school board去。
3、小区噪音可能会超过城市标准,并且没有额外的隔音措施。
4、最要命的:以前签过的所有东西(包括房子的spec)以后都可能改变。
从他们的list上偷看到:所有买了房子,交了几次deposit的人都收到了这个东西。估计是故意在开始签合同时候不说,等你交了deposit之后再来上霸王条款。你不想买了?对不起deposit我扣下了。

We also bought a Rickcraft house at Kanata Estate. Today, we dropped by the sales office to pick up papers signed before. The sales lady also asked us to sign D, E, and E1 schedules.
闲丸, you have some misunderstandings here.
(1) the D, E, E1 schedules are never in any Kanata Estate buyers’ original purchase agreements, not just yours. The sales lady must have mentioned this when you signed your purchase agreement with her. She must have told you there were missing schedules in the agreement because Richcraft did not have them at that moment. The details of the schedules are defined by the city, not by Richcraft. Until recently, Richcraft got them from the city. That is why every buyer is asked to sign the papers now.
(2) Today, the sale lady went through each clause with us with proper explanations. Please do ask questions when it is not clear to you. Since we went through very similar papers with Minto when we bought our first new house, we felt the clauses in the three schedules were pretty much standard. “估计是故意在开始签合同时候不说,等你交了deposit之后再来上霸王条款” 的说法是不成立的.
(3) Now let’s see your concerns.
(a) You mentioned that the builder may change the length of your drive way and as a result of that you end up with a smaller lot. This is not true. The builder can never change your lot. The fact is, you front lawn contains two parts, your property and city property. Your property is minimum 4.5 meters deep which connects to your house. Then there is another part connects to the curb, usually you have a tree there planted by the builder for you. But please remember that piece of land with the tree is the city’s property. You are responsible to take care of it. If that tree dies, you can call the city. They will plant a new tree without any cost on you.
Depending on your street plan, if you do not have sidewalks on your front lawn, your private and city lawns now connect to each other. So you feel like having a longer “private” property on which you can park two cars on a single drive way. However, if your street has sidewalks on your front, you feel your drive way is “shorter” because of the sidewalk between your private and city lawns. In this case if fact, the total length of the driveway from your house to the curb should be longer than the driveway without a sidewalk. The extra part is the width of the sidewalk.
房子位置and driveway朝向are defined by your lot location. I cannot imagine how the builder can change those things. If true, your house will be physically on somebody else’s lot.
As for green box/street light/hydrant, and so on, pretty much every house either has this or that. They are not bad. You can make a good landscape around the green box. Or the street light makes your house safer than the others and also street light saves your own hydro bill. Ha, even better nobody is allowed to park next to a hydrant. You can find out what you are going to have at your front by calling Richcraft when the utility construction is done.

Not to another school board. This actually means “the school boundary can be adjusted, i.e. the designated school can be changed over the years). So if school is your number one concern when you choose your house location, there is always risk here. Greenhand any myself all encounter this problem personally. Our children are not able to get into the schools we planed for.

I guess you are talking about the potential bus route “Keyrock Drive”. That is an issue for all bus routes, not particularly for the one in Kanata Estate. Richcraft and the city want you to admit that you realize this when you buy the house and will not complain after you move in.
(d) 最要命的:以前签过的所有东西(包括房子的spec)以后都可能改变。
If the builder changes your house spec, they break the contract. I do not think they will change anything on your property without going through the details before they start to work on it. Based on my personal experience, Richcraft is not that bad and will not be that unprofessional. The best way to avoid any surprises is to communicate with them when ever you have suspicions.
