关于新房upgrade的问题，请指教！！

第一次买房没什么经验，上月买了个新的townhouse，建筑商给了$5,000 for upgrade。现在为怎么用这笔钱而烦恼，另外我也不准备在这$5,000的基础上再多花自己钱，$2000以内。参考了他们给的upgrade报价单，$5,000能做的东西实在太少了，我就想征求大家意见：怎么最大化的利用这笔钱？原则第一是先挑自己最需要的，其次是报价比较合理的，然后就是可升可不升的东西，比如vinyl 换ceramic之类的（主要不知道vinyl能不能耐5年用，滑不滑？）

房子standard没有central vacum($1300), central humidifier($575), garage door opener(1/2 hp, belt, $665), security packages(no lcd monitor, $599), gas line rough in for dryer on main floor ($391).看着这些报价在和home depot比较下，加上税再加上labour cost还是贵35％以上。请问有什么大家公认为比较实用，价格合理的？

另外我想升级的地方就是客厅铺地板(standard carpet, 面积220sf,red oak, 报价$3500)，或者厨房，2个卫生间,洗衣房还有大门口的地面铺瓷砖（standard is Vinyl),还有厨房墙面的瓷砖,总面积也差不多240 sf，报价大概$3500.

请问有经验的人怎么选择这些upgrade，万分感谢！！！

建议将5000都花到Structure上，其他都容易做，而且不但便宜更有长期质保。空调来说，找华文报纸广告TownHouse用1.5吨的大概1600就搞定，5年质保，没有Builder会保过两年。
结构性的东西一旦自己另请人做，就要开墙破洞，多花冤枉钱。瓷砖更加不必，新房地板没有完全适应适度，会变形，强大的拉力会撕裂瓷砖，两年以后稳定后再作就无后顾之忧。在Vinyl上直接铺瓷砖，方便快捷，人人后会干。

请问4楼的什么叫所谓的structual change?中央空调是标配的，谢谢大家热心回复！

central vacuum have to be done by builder. If not you have to open drywall to install it, big headache.
But I am not sure it is worth for townhome.

错了central vacuum rough in管道是结构性的，但本身不是，买个central vacuum 自己接上就行了，几分钟的简单活。

I think the saving is not significant whether it is installed by the builder or by SEARS, however, you do have to keep in mind if the garage door is installed by SEARs or others, builder may not honor your garage door warranty if the garage door is damaged or not working properly. The argument from the builder will be that the garage door opener was not installed properly which causing the damage and it is not installed by builder; therefore, they will not be responsible.

I agree with someone said previously, spend on structural changes/upgrade.For example, change the window size say in
basement if needed. If you do not have anything you want to modify
the design, in other word, no where to spend the money,
go for ceramic floor the kitchen and bathroom first. Then
hardwood floor. These will increase your house value a bit.

Do not bother for the central vacc on town home, no one really cares.
AC can be easily insatlled later, much easier than ceramic floor.

Just my two cents.

Add some lighting. Install some recess lignting on ceiling, under cabinetry lighting. They will make a significant change in our rooms. They are usually hard to install after the house closes.

or add drawers and cabinets for storage.

还有灯的问题，标准只提供房间和卫生间的灯，其他任何地方都需要upgrade lighting fixture，上面写（require buy electronic outlet extra,不太明白是什么意思，是铺设的线路和灯头吗？谢谢

electronic outlet 是指墙上的电源插座吧？
