check invis broker, usually they are much lower than any Bank.

I just renew my mortgage on TD bank last week, the five years variable mortgage rate is 4.5% (Prime -0.75%) And also don't forget to double check the insurance in your new mortgage, they increase a lot without ask, after I ask the reason, they said the new one cover more but I don't need it, so right now count on the new lower balance, that is a lot cheaper then before.
