When I bought my house (10 years ago), I think was a lot more easy to get a good deal then now, at that time, I didn't bargain every single item, I just gave them a long list to show what I want to up-grade and what I want to change, then I gave them the price I will offer (lower then what they ask even I upgrade a lot), the saleman ask me to give him a cheque so will hold the land for me, a few days later he called me and want to increase the price, I went back and ask him to give me back the cheque and destroy the cheque right in front of him to show him I don't want to bargain (even I really like this house). Then two days later he call me and said the price is OK. But I heard right now the situation is totally different, price increase very fast and the market is hot, so is a lot harder to get any discount and while you are thinking, the price is already higher and higher. Hope you will get a good deal in your house hunting.

well, I think you are right, it's very hard to get and discount nowdays.
I am just worried about that we might go out of our budget, because we have to pay extra 16,000 for the end unit and lot premium(the last one), so we don't have much extra money for update. Maybe do upgade after closing date.
