请问买新房还需要title insurance吗

记得以前看过关于title insurance的介绍，好像是为了防止二手房交易中的问题，对买家的一种保护。

怎么今天给律师打电话，她居然让我买这个保险呢？我记得论坛上有的朋友曾经提到过新房应该买新屋保险阿，就是开发商1年保修过了之后，对房屋修葺问题的保险。

请问买了新房的朋友，你们买了title insurance 吗

--It's a must. It doesn't make any difference if you are buyning resale home or newly-constructed home from builder.

-- if you don't buy it, you have to depend on the lawyer's title search to certify the title, it'll be more expensive than buying title insurance.

谢谢您的回复， 可我不怎么理解为什么新房子还需要做title search. 地应该是开发商买下来的地，难道还会有人在我买之前已经先一步注册了title?

地产商有可能把这个房子抵出去，所以title search 是必要的。title search 比title insurance 便宜,对新房来说也足够了。re-sale 的房子，特别是很老的房子，因为有survey的问题，作title insurance 比较合算。

-- "title search is cheaper than title insurance", it can be the case for new homes; but most of the time, it's the other way..... plus title search is time consuming, most lawyers don't wana do it.

--if you are financing with some smaller mortgage companies, they only accept title insurance.

how much difference are in between title search and title insurance? how long will it take to do title search usually?

Five yrs ago, I did the research (for new constrution), fees may vary ..

title search - around $80
title insurance - around $400
survey - around $700
