for water heater. If you have small house and only less than three people in the house. I may buy the electric water heater. It cost a little more to run and slow to heat water, buy since I have to rent gas water heater, pay a profit to the rental company. It is even out. The good thing of eletrice water heater is it is super simply, reliable and simply DIY replaceable. Not like the gas water heater, have to replaced by a gas technician and difficule to fix, not easy DIY.

So people rent gas water heater for larger home, it is the best option. If it has a problem, rental company would fix it. There would replace it when it is old. Don't rent tankless, don't worth the extra money.


At situation of a small townhouse or apartment. It may be the only situation is worth using electric heating including hot water. But never use the eletric furnace, using the electric baseboard and put progammer control in every room. It cost more to run but since you don't have pay the fixed monthly fee for the gas and you can shut off the heating for the room you are not in. You use much less energy. It would even it out. And equipement is cheap and easy to fix and replace.

my house is smallest one at that area with 1300 Sf total, not including the basement area. SO I would like try the gas furnace mixed with electric water tank. just to save the money in the long run.

wait a minute.

In your case, since you would go with gas furnace. You already pay the fees for gas delivery. So use a electricity water heat may not a good choice. You don't pay rental but still pay higher electric bill. So it is about the same. But gas water heater is faster. Since you would rent water heater , fixing iis not your problem.

If you use a lot of hot water, it is better use gas water heater. Electronic water heater is good for a rental property or apartment.

but the price is so high when I consider buying the gas water tank. So can I just go to RENO or Homedepot to ask the installation instead of the company recommended by the builder?

Dont' buy the gas hot water tank. Rent it. You don't need heating everyday. But you need hot water everyday. If you own it, it borken. It may take you 3-5 days to make an appointment to fix it. Replace one is more trouble. You rent it, it has problem, just call them. They usually come in next day and they know the model, they have parts with them. It takes 1500 for you to buy and install a gas water heater about 7-8 years rent. It may last 10-12 years. The saving would be wiped out if there is one for two repairs. The rental compay they buy it cheap and has technician as employee. That is how they make their money.

If you want to own, own electric one. If something goes wrong, buy one for 500 dollars and install it in few hours. Ask them to setup right the first time for easy replacement. But you pay about 20 dollar more electricity which is about same as gas hot water rental.

So in most case, people buy the gas furnace and rent gas watertank.

Good points! But when was the last time you called someone in to fix your gas water heater? I've been using the same gas water heater for 19 years, never once I called for a repairman.

About two years ago. Small problem, some water block the tube to the pressure sensor. I guess if I own it, I might try to find the problem and fix it. But since I rent, I just called.
