It is wrong the 5% is paid by seller. Buyer don't pay it. If the buyer don't get the agent the seller agent get it all.

如果买卖双方都没找中介，买方往往可以以此为由要求卖方把价格降低 2.5%，结果与找中介相比，双方各省下 2.5%，双赢。这样的事也是常有的。
