Is that true?
 
据我所知,不管买家请不请中介,卖家都要付他与中介事先签定的中介费,至于买家中介的 commission ,是从卖家中介那儿分的,至于怎么分,是他俩的事。
 
I know some sellers who posted their ad in the grapevine, if the buyer has his/her own realtor , the seller only paid either %2.5 or less (like %1.5) to buyer's realtor because the seller has no realtor.

If both seller and buyer do not have realtor, the seller might like to lower their price; otherwise, the seller would not like to reduce much the posted price since the seller needs to pay commission fee to realtor.
 
事实上,我觉得买房子请AGENT对买家有好处,因为他们如果认真负责的话,能查到大量的房屋资源,还有那一带房子的买卖近期价格,不至于让你出太高的价格,不过老经纪都油条的很,不会给你太多意见,只负责帮你找房子(还不一定有时间),也许客户见多了,不多你一个,也不少你一个.
 
1. You don't have to buy your house through agent, the fee you have to pay are tax and Lawyer.

2. Some house sell buy agent, they might only deal with the buyer with agent.

3. If it is your first time to buy a house, it is better go to library for some research. What ever you are going to hire a agent or not, there are a lot of information to help you. Just search for " how to buy a house " something.
 
如果你买二手房子,有中介好。因为对你很方便,也不需要你负什么费。你可以有更多的选择。
 
我看到过有的卖房广告上写着,不接待有agent的买主。也许是可以节省2。5%的手续费。一般是比较热门的房子,可以提出这样的要求。

理论上,如果卖主可以节省这手续费的话,买主应该可以进一步讨价还价。但没有代理人的帮助,买主是否能够得到最佳deal,就要看买主的经验了。如果是生手,自己去议价,不一定能得到多少便宜。
 
我以为,要是第一次买房,还是请个经纪好些。我买第一个房子的时候从经纪那里学了不少东西,避免了一些错误。再买房的时候,已经知道自己要找什么房子了,也知道程序如何,觉得自己做更省事些。

即便请了经纪,自己的Home work还是不能省。得弄明白经纪可以为你做什么、不可以做什么;花些时间找几个经纪聊聊,看哪个更容易与你合作;把合同条款弄清楚之后再与经纪签合同。比如买私售的房子,有些卖主不接待经纪,你要事先向你的经纪问清,碰到这种情况怎么办。不同的经纪处理这类事情的办法不一样。
 
If you have agent as buyer, the agents of both sides get 5%(each 2.5%). The seller may not want to lower the price because s/he loses 1% more percent. If you do not have any, the agent of buyer gets 4%. You can bargain more. Do not forget that both agents will try to make a deal out of you. Start your offer price as low as possible and then increase it if you want. Stay cool with your offer.

不光是要请经纪人,还可以请几个对比,但是不要签只能和一个经纪人打交到的合同,因为有些经纪人不是对你很在心,或者说没有把你的要求放在心里去做,所以有时候有适合你的房子推出来,他没有想到你,这就需要你自己也对自己上心.经常看看新出来的房子.我原来的那个经纪人经常是我说哪里哪里出来一个房,要她查资料,这样的经纪人,不要也罢.

This is half true. It is not always 5%. some are 4%, some are 6%. Some agent can even list property on MLS for $195. which means your agent will likely not show you that house. like this one: ihatecommission.com ... the professional listing for private sellers

You actually should not concern about how much the seller pays the agent.

Whoever you use, make sure to take advantage of the current market turmoil and negotiate for a deep price reduction. Canadian house price has gone up more than the US in the last 10 years and coming down faster than the US now. See attached chart.
