前几天去 Half Moon Bay 售房中心去看新房, 那里没有样板房 (样板房在 Kanata), 看了一下周围环境和听销售员介绍了一下。感觉价钱好象不错, 2907 SQ FT 的房子 只要 $369K。 由于 13% 的单一税在明年六月就要实施, 他们说他们在未来的几个月还得涨一两万。 所以有点想赶快预订, 但有几点担心, 请知情的朋友们指教:

1。 不知道 Mattamy 公司的房子质量怎么样,售后服务怎么样,
2。 好象 Half Moon Bay 的地势不高, “买高不买低”哦,
3。 GREENBANK 交通情况,四车道不知道什么时候能修好。

watch out the soft soil problem in that area.....as that would cause the foundation problems. They said they fixed it but you never know. Mattamy is cheap , but you have to check what's included as their standard is freaking low, worse than Minto's.

And don't ever touch the Mattamy homes in Kanata as I heard that every home there is a big foundation problems and people are very mad at Mattamy(My friend's dad in law was the customer manager and he said people yelled at him everyday because of the home quality).
 
去年就看了那里的房子,后来因为发现在它附近不是很远的地方有个垃圾场,尽管现在好像是处理树叶的,不知以后会处理什么。 所以就放弃了。

Good value for sure!

But well documented foundation issues, they are using 6" footing which is ok for Tornoto but Ottawa is too cold. Frost goes under it and cracks the footings and foundation wall above. Ask 8" footing and mendate reebar every 18" for the foundation wall. Save you $$$$$ later!!!

Our homes are built to code, and approved by the City of Ottawa. While new to Ottawa, Mattamy is a very reputable builder who has been building homes since 1978. Mattamy has rated the highest in customer satisfaction in Toronto for the past three years, and first in Ottawa last year.

Agree! Mattamy's house value is much higher than other builders in Ottawa. If you go to model house, take a detail looking to compare with other builders', then you will find much difference, if you knew about the construction of house. Also their design and customer services are great.

Building a house in Canada is not that simple as you think. Each step of construction has been approved by your local city, then will go to next step. So please remember this before you post regarding this thread, if you are not sure about what you said or heard from the others.
 
just want to discuss the impact on how landfill affect the property. from the map it shows the distance to HMB is about 2km, is it good?

also from point view of Feng Shui, I see the capital memorial garden (inside the green box) sitting within 2km. this is also not good.

If you want to compete in Ottawa, just "build to pass city code" will NOT get you return business and happy customer.

This foundation issue was well documented in Kanata. Likely before your time. I am glad they fix it in Barhaven, as I have suggested friends to look into Mattamy.

I would suggest Mattamy to be humble in dealing with critisim, as you are new here in Ottawa. There are lots of competitions and it will be a few tough years coming for this industry.

Also, if you are an engineer for Mattamy, be careful posting this kind of comment without going thru PR department. It is easy for me to to start a $10 website just to list all the house numbers in Kanata that has 6" and a leaky and wet foundation.

Only your arrogance will keep this thread alive and let everyone keep reading about it!

Firstly, there is lots of websites point out good things and bad things of builders, and everyone in this world can check it out. It is not specified to Chinese or Canadian, it is for everyone in this world. So before buying a house, new house, your first homework is knowing your builder.

If you want to compete in Ottawa, just "build to pass city code" will NOT get you return business and happy customer.
Secondly, "build to pass city code" is meaning your code should fit CITY'S CODE, then builder can go to next level. If a new home buyer wants more or extra, talking to your builder and paying more money could get what you want, but it is depends on builder. Usually small builder would said yes, big builder would yes no with their whole building area concerns.

Thirdly, please check Mattamy's history in Ottawa, the Mattamy's Kanata community is just past its 2-year birthday.

That will will be hard to prove if they have been in Ottawa for just over 2 years. I don't think 6" foundation should be used anywhere in Ottawa by a "good" builder.

8" footing, not foundation wall. They are two difference things.

If the footing is too thin, it has less strength to withstand the Ottawa frost line under it during winter and casue it to crack or move and the movement will cause the foundation wall which sits on it to crack more easily.

It's really misleading. I have a mattamy house in Kanata, and my house has no foundation problem. To make it more clear, we have hired an indepedent inspector to check the foundation. Mattamy community in Kanata is growing very fast. At least I know, on the street that I live, I never hear any complain agaisnt foundation. We do file complain as it takes them a while to response our issue.

Good post. No matter what the others said, you need to make a decision by yourself based on your searching, comparing, and very important thing -- Knowing your future builder.

Another important thing is to find out your future builder's services after finishing your house.
