Just sign an offer today, I didn't have agent, the sale agent told me my offer is accepted, but I didn't give deposit yet.
I want to give up the the offer for some reason(the sale agent lied to me about something not written on paper though)
Can I simply walk away since I didn't give deposit yet? Is any impact on my credit?
or I use inspection to walk away?

Just approve that you can't get the finance approval or the inspection doesn't pass.

照一般的购房程序,如果是你的律师帮你准备的购房合同,在你正式验房结束前或出具WAIVER之前,你只需正式通知售房者你不满意,认真思考后觉得该PROPERTY没有通过验收(也可以是你本人的检验),就可以撤回。更何况你还没有缴纳定金呢。
但你因该有正式的书面或电话通知,免得引起不必要的LIABILITY。
 
签了合同就具有法律效应,即使你还没有交定金。所以如果你JUST WALK AWAY,你有可能被起诉。
 
绝对不能simply walk away. 合同一签, 就具备法律效力。

尽管你没有交deposit,如果你私自walk away,后果非常严重(我的律师告诉的):卖方在你私自walk away后,可以把房子以任何价格卖给别人,你必须补交他损失的差价(你签的价格与他再次卖掉房子的价格的差价)。那可是没有底的。

你签的合同不是conditional offer吗?如果不是,那就没有办法了,只能通过你的律师跟卖方agent
去negotiate,告诉你的律师saler agent lied to you...blah blah...

如果你的合同是conditional offer,一般是inspection不满意或是你从银行贷款贷不到,你可以通过律师书面通知卖方你不满意所以不买了,那么前面的合同作废。

你还是尽快跟你的律师联系。如果你连律师都没有,那就只能买下来,自己在想办法卖出去也比walk away强。
