一位购房者看中卖方经济代理卖的房子,自己独自找上门看房下offer,卖方经纪指派他的助理作为购房者的买房经纪。他们各赚2.5%, 赚足5%的佣金,这样做是否合法或者符合行规,请懂行高人指教。
 
完全符合规定。但是,买房者不是非要跟经纪助理签buyer agent contract的。
我们最近碰到一对母子经纪,妈妈做卖方经纪,要儿子做我们买方经纪。Thanks but no thanks. :)
 
如果签了buyer agent contract,这个contract的有效期有多长?
 
It is legal. But basically they try to make one more percent from you.
One agent can do both and will charge 4%. If they get two people involved, they charge 5%(each 2.5%) by doing the same thing.
That's the trick. The seller may not want to lower the price more because of this 1%.
Because of this 1%, I lost a bid before.

What you can do is to ask only for one agent and lower your offer at least 1%(try more first).

如果他不願做dual agent的話,那你不如自己找自己的agent更保障自己。
