多谢楼上2位。现在有这么个情况。周围2家都是AGENT在卖,一个和我家一条路,另一个在我家后面一条路。2家一样户型,一样的LOT,都卖459900。。(跟商量好了一样,不是一个AGENT)
我家比他们稍小100SQFT,(2350SQFT)一楼装了27个POTLIGHT,(底下室也装修了带洗澡的厕所)。看来看去就只有POT LIGHT这个他们都没有。还有我在CORNER上是45FT LOT,他们都是35FT。是否我的价位应该在他们的价位减掉5%中介费呢?就是459900*95%=436900。大概这个样子?
我买的时候交了5000PREMIUM LOT费用。我记得侧面半砖还交了几千块。。(05年的事情了)pot light not worth two much money, 100 sqft reduce $20000 price. corner lot ,it depends, did you pay more when you bought it? Some people like corner and many people don't. You don't need to reduce 5% for 中介费.
If you paid more for that lot, add it to the price. After all that, if you like to sell faster, reduce 5000 dollar.

市场如今进入相持阶段,HST带来的影响已经CASH IN。。我的估计,如果贷款利率在今后的几个月中不飞长,就不可能再坏到哪里去了。。。
人们对变化总有个认识消化的过程,让这中相持再持续一段,能量再积蓄一些,明年春暖花开的时节,房市会有个小阳春。。。
