想买第二套房作投资房， 请教几个问题。谢谢！

请问：

手上有点闲钱，想买第二套房作投资，请各位不吝指教：
（1）是买新房（10年以内）还是 旧房：个人认为新房相对维护少，但地点相对较外围。不知各位是如何进行取舍的。
（2）是买 ottawa 还是 河对面：河对面的房价相对便宜但租金也相对便宜，将来卖也不好卖，不知是否正确？ 不知政策上有什么不同。
（3）是交给管理公司管理好还是自己管理好？
（4）最关键的一点：选择地点：是选择靠近大学的，政府大楼的，外交区的，还是其他的什么地点？
（5）是否还有其他需要考虑的地方？

Investor only cares if he/she can get good commision not your profit...
