渥村3月份二手房平均价格创历史新高

maybe因为大选,今年卖房和买房比往年滞后。
 
个人而言,这样持续走高如果崩盘的话很危险。目前有个问题是开春的listing在部分城市减少了。

我同意你的观点. 我一向是唱好咱村房市的. 但是数据出来前我的直觉是4月份应该是向下微调的. 结果是量价比三月份都涨. 没想到咱村村民的购买力比我想象的旺盛.

I will advise you that there may be one other offer coming in and possibly a third however, neither of the offers have been registered with my office. I suspect that they may register tomorrow afternoon. One is an overseas buyer, they offering 1.2 million for the house

大温和大多的盘崩是指日可待的. 房价已经主要是由投资(或者叫投机)而不是居住需求驱动了. 这和中国房市的疯狂就没什么两样了. 最快今年就会出现拐点.

咱村要密切观察. 盘崩应该不会.

Ottawa, May 4, 2011 :Members of the Ottawa Real Estate Board sold 1,536 residential properties in April through the Board’s Multiple Listing Service® system compared with 1,814 in April 2010, a decrease of 15.3 per cent.

The average sale price of residential properties, including condominiums, sold in April in the Ottawa area was $351,226, an increase of 5.4 per cent over April 2010. The average sale price for a condominium-class property was $255,232, an increase of 2.1 per cent over April 2010. The average sale price of a residential-class property was $376,090, an increase of 5.4 per cent over April 2010.

ttawa's detached house prices are not available, instead the chart on this site reflects Ottawa's average combined residential prices. OREB's report is sparse and the CMHC, records for Ottawa inventory remain one month lagging. In April 2011 Ottawa's combined residential prices rallied another 1.5% M/M to create another new record price (chart). Sales zoomed 24.7% M/M but are 16.6% below last year (scorecard). Ottawa does have an aggressive employer. in 5 years between 2006 and 2010, the Federal Government increased its workforce 9% (Source: Stats Can). Central governments love to expand on your tax payment and so they tinker away on the goal of endlessly rising prices; their current target is to have CPI increase at 2%/yr. Ottawa housing prices have increased in the last 10 years by 10% per year; Vancouver by 16% per year and the CPI print for March came in at 3.3% per year. Despite the visible hand of central planners, the invisible hand of the market is looking to snatch profit out of ballooning real estate trade.
 
I really doubt the room of the prime can raise. The banks just decreased the 3 year fix mortgage rate to 2.99%, where we can see their prediction on prime.
 
加息是唯一能把房价降下来的办法. 其他的象收紧MORTGAGE RULE的方法基本上没有什么用.

今年内利息最多可能升0.75%. 不足以压制投机行为.

政府现在也怕房价大跌, 有ANALYST算过如果房价跌10%CHMC就将出现亏损, 保守党就更难填平赤字了.

所以我们不用怕. 房价短期内还有上升空间. 明年还真是不好说.

现在房子确实好卖,俺BUILDER的2400SF $619K卖了一个冬天,春天一来,卖了!一个朋友$500K的single, 不到3星期出手。
