第一次买房,请各位帮忙看看monarch的这些升级是否有必要？

All what you mentioned are "nice to have" items, not really "need to have", the answers could be yes or no depending on your budget. Since you have finalized the structual changes, next would be kitchen appointment. The design centre is the next. Have you considered the bigger items, just to name a few:

1. hardwood staircase, and spindles upgrade
2. upgrade of flooring, thicker underpad or carpets, or change to hdwd floor?
3. hardware upgrade for all doors throughout
4. more upgrades in the ensuite and master bath (double vanity, tiles, faucet)?
5. solid door for the laundry room?

壁炉的风如果没有风扇的话热气是往上走的，有风扇的话，冬天可以当暖气用，热风是往房间飘的。不过我觉得590一个部件有点贵啊，300多应该能拿下如果你能联系得到产家的话。

第一次买房,请各位帮忙看看monarch的design center这些升级哪些有必要，哪些是没必要的？全部升级太贵了。
1. 安全报警器，$125,但是每个月要交费24.99，三年合同。据说按上这个报警器，房屋保险可以省一些，不知道是不是该按，每月费用不低啊；

this can be done after possession. call some security companies to check price (free installation, monthly fee, reputation of the company etc. if you really need the alarm system)

2. 车库门外安装圣诞彩灯的插座，$102;

if a switch provided for that plug inside house, worth to consider to add that in. you can change that switch to 7x24 timer later on. and normally that plug is installed up close to your roof line, so you won't see lots of wires dangling outside your house.

3. 房子屋檐下安装4个照明灯，晚上把房子照亮，design center的人说很多人安装这东西，4个共$852；控制开关85；

i guess the price is quite normal for builder. up to your taste.

4. 车库门遥控器，每个$790，两个$1580，有必要按两个吗？按一个也行吧？不懂！

very expensive. a good belt drive opener 1/2 hp, you can get that installed around $300 for one. if you have two doors, two openers will give you more convenience.

5. 车库门密码开关盒，$90；

normally comes with garage door opener. builder is trying to rob your money

6. 升级壁炉装饰，橡木$700；壁炉风扇$590，有必要吗？

personally i deleted the wood mantles and added fireplace blowing fan. the fan makes the fireplace more useful other than a decoration item in your family room

7. 安装加湿器$743，开发商送空调；

too expensive for a humidifier. they may want to get back some money for the free a/c they provided

8. 餐厅，客厅顶加一圈装饰，就是国内的石膏线；
up to you

9. 卫生间照明灯处安装接线盒，为了方便以后换灯，开发商提供的灯太难看了，四个共$136；
if the builder provide stud behind the light, you can install the box later on, for a few dollars. if no stud, you can cut the drywall a little bit and put in a stud and mount the box on the stud. if you think that's too much hassle, let the builder put on the boxes


10. 冰箱加水管，$300；
expensive. should be around $100-$150


11. 地面加装吸尘口，将厨房地上残渣直接扫地吸尘口处吸走，每个213，贵得都可以买个吸尘器了，是不是有必要？

12. 厨房橱柜下边安装射灯，$690，开关$85；
price is good, what kind of under cabinet light they will put in?


13. 客厅、餐厅、family room屋顶射灯，每个$184。每个地方的开关$85。估计这个得按，以后想按很麻烦；
price is good comparing to other builders (over $200?)

14. 地下室安装插座，每个85。安装两个还是每面墙一个，4个？
leave that until you finish your basement


有些诸如全屋安装喇叭，直接就不考虑。

很多东西可以不怕麻烦搬进去再弄，不过３以后不好弄，6壁炉风扇没有不行，差别很大的。7必须得要，10，12，13我也觉得很必要，要不然厨房看起来不够爽。

其实这些总共都加起来也没多少钱，大头是结构改动，地板，楼梯，厨房柜子，ISLAND变化，七七八八其他的东西。一项就比这些加起来的都多。

确实是这样，因为厨房台面、木地板和木楼梯等，虽然花钱多，但是是比较确定的事情，就没必要麻烦大家了。我所列出的这些项目是我自己搞不明白的，所以请教大家。

做平天花板需要花时间，还要刷天花板。标准的是那种毛毛的，你也看不出来哪里平不平：）
