其实不是的,你去看看GTA的listing rental property等增长率有多少就知道了,很多都是华人买家,自己不住就留在那里
你可以看看kijiji的rental listing还有mls的listing
忘了哪里看到的统计,加拿大现在有70%的family有自己的房子,剩下30%没有房子的,一般就是租了.
多伦多买condo的,有多少是真正自己住的?基本都是fliper.
你所说的潜在买家其实现在就已经租房子了,莫非你要靠海外热钱买家救市?
此外今年多伦多将有17,000套condo入市.

出租市场是这样的,如果房子多的话,会降价,我没看出来有多少利。

嗯,冒昧问一句,能否告知一下,您是否做过类似的投资项目,就是不管在渥太华还是在多伦多还是在其他地方,做过CONDO或是HOUSE的资产投资项目,如果自己住的房子就不算了,那是负债。

sohu champagne is way over valued condo in ottawa area,u can easily find better price and floor plan in this area or in downtown.
never know why it is so hot just like u guys said,
but have to say this company's marketing is much bettern than other builders in ottawa,everyday body is pushed to buy .

according to my experience with them,u will c second grand opening soon because 50 percent of people who reserved in the first day will give up,it happened in soho parkway and soho lisgar,no doubt will happen on soho champagne.

as to the floor plan,almost no unit with window in the bedroom,how come some body say it is perfect design,just dont understand,
maybe i am out of dated.
 
as to the rental return,
my experience is that:
1.negative cash flow mean the property have more room to rise,flip is the source of income,just like growth stock
2.positive cash flow mean the property have no room to rise,colecting renting fee is the source of income,just like dividend stock

no need to explain,just the reality,happened in almost everywhere,
china,australi,us,canada,including our lovely city vancouver and toronto.
 
这么说吧, 买房子, 自己不住的话,就是靠升值赚利润,我为什么在渥太华住,但在多伦多买房, 主要还是看重他的稳定性和升值空间大,温哥华的平均房价是家庭收入的11.2倍,一直有人说要崩盘,但事实却始终看涨, 相比较而言, 多伦多的房价是家庭收入的 6.7 倍,(并不是楼上说的8倍以上), 就可向而知它的涨幅前景了,我个人便向楼花,因为租房子的话, 管理费就占很大一部分, 因为我只买多伦多市中心或湖边的房子, 所以管理费就更高了, 第2,渥太华收入最稳定的是政府人员, 但现在保守党执政, 要裁员,搞得人心惶惶, 渥太华的这一特殊环境, 增加了它的不稳定性, 总之, 整个加拿大地区, 多伦多的房价是我最看好的,它没有温哥华的泡沫,也不会像在渥太华赚不到客观的收入, 我做过很多调查研究, 多伦多的市场是现在全球购房的首选。
 
u r the real smart guy in ottawa ,definately good choice ,prefer toronto to ottawa,
toronto is an internation market,ottawa just a domestic one.

internation invester will drive toronto price higher and higher ,no matter what about the centre bank's decison because they paid for the whole amout of the house ,no need for mortgage.

there is only one policy to stop toronto and vancouver's price go up,just not let foreigner buy house.

as to ottawa,she is a follower behind vancouver and toronto,dont expect big rise or down,the people living here r very conservative,5 percent rise annauly is too much for them.
