屋外面的地基有细小裂缝,请问找谁来修?

2年新的房子,build说这种他们只管一年. 大家有没有介绍,找谁修?

卖房的话, 看你运气了, 正常的买家也不会在意的.

屋外面的地基有细小裂缝很正常，一般是表面的sand finish的裂缝。里面的真正地基并没有裂（地基从里面看要是没有裂缝就没有关系）。要是从里面看有裂缝的话，马上找builder。build说这种他们只管一年一般是指non-structural 方面的维修。Fundation属于structural component，新房最少有3年的structural component warranty，有裂缝应该是要管的。

问了一个公司专门修地基的,来看了一下,说要1700. 吓我呢吧

竖向的,分布在房子后面和右方, 左角落有一大块还掉了一些下来

打开看啊。完了用胶带粘回去。要是找人来看也得打开。

Parging crack, DIY after first year, this is normal house maintenance, $1700, well, have you ask why ?

Wall crack within 7 years, asking for your builder to have a look first. If you lucky, and get water leakage within 2 years, your builder has to fixed it.

Crack wall and Crack Parging are different. But Parging crack could be an early signal for wall crack. But please understand the issue before pay the contractor !

Here's what the contractor says:

Mr. Foundation will supply and install a proper base patch with weldcrete for the parging work, and apply a finish coat, after the base coat has set

Cost of this proposal is $ 1,700.00 plus HST. for the job complete. Should you have any questions regarding this proposal please do not hesitate to contact our office.

修它干吗，留着罢。我家墙上的裂缝，我都看了十几年了，越看越顺眼。

按Tarion的保修规定，这种小裂缝不在保修范围之内。

按这里的做法，混凝土墙上有个把裂缝挺正常的。
