请教有租房经验的大侠,遇到这些情况怎么处理?

看看有没有其他耐用品,可以让自己房子增值那种,跟他们讨价一下吧。
一来上棒锤拒绝不合理要求,二来送糖果安抚情绪

1) let them install alarm system, but tell them to remove it when they move out.
2)They could replace all the lights, and put the original back when they move out.
3)They could repaint the room, but have to repaint back when they move out.

The rule is what you rent them is what you get back. You don't need to pay anything extract, only maintain what you rent them.


我的新房客看起来是个很能折腾的人,刚搬进来两天,就跟我们提了很多要求。 有些要求我们没经验,不知道该如何答复,请有经验的网友们指教。



现在比较棘手的要求如下:

1)要在我们的房子里装alarm system

2)要换掉一楼所有的灯

3)要重新刷一些房间,换上不同的颜色



她说会把这些花费的单据都留好,等lease结束时如果我们想保留这些东西,我们要按单据把钱付给她。



我们真心不稀罕她这些东西。 现在的房子状况很好,她签合同之前也根本没提要装这换那的。请问,这些情况该怎么处理才不会在以后出现意想不到的麻烦?



之所以担心,是因为曾经就刷房间的事跟她做过交流,很清楚地表示如果她要刷墙我们不承担任何费用,而且如果颜色不好我们可以要求她,她也答应了,在搬走前把墙刷回去。但是现在又变了,变成如果我们要保留那些颜色就要付钱给她。



还有,我们的地下室是装修好的,可是她放了一张乒乓球桌进去。请问在lease结束时,怎样判断地毯等等是正常磨损还是非正常磨损,怎样要求补偿如果磨损很严重?

错,交给property management,你合同是同他们签的。同租客打交道是他们的事,我可以肯定,他们会decline request from this tenant。



当然,你得叫20percent的管理费。

如果是这样,那我应该效仿,都给她拒了。省得被她看出好说话,以后没完没了总提要求。

Thank you. I am more concerned about the alarm system. How can we sure that she will have it removed? and will she properly remove it without damaging the house? and how can we make sure that she will not leave a two year contract for us to fill for her after her one year lease is up?

如果你的地板和强没有新刷过,好像租客有权要求你刷。你要查查这边的龟腚。
 
Does a landlord have to renovate a rental unit before a new tenant moves in? Or, renovate it after the tenant has lived there a couple of years?

No, the landlord is not required by law to ‘update’ a rental unit with renovations like carpeting and painting when a tenant moves in, or after a tenant has lived there for a certain number of years. The landlord is, however, responsible for providing and maintaining a residential complex and the rental units in it in “a good state of repair and fit for habitation”. 这要求那位房客早在签合同时就提了,我们也做到了。整个房子窗户明地板亮墙干净,地毯也找专业人员洗烫了。完工那天我都有点不舍得离开,想自己在里面先住一晚。
