我们正在考虑帮父母在这里离自己的房子近的地方置一套联排屋或是公寓。有没有可能我们把这个屋子作为投资地产,然后老人在里面住(e.g.,所以收入为零,房子的开销可以作为投资成本?)
请问有没有过来人有这方面的经验。我想问问有什么利弊。(经济上以及生活上)
父母认为离孩子有些距离对大家都好。

CRA says: "You can deduct any reasonable expenses you incur to earn rental income." If there is no rental income, you cannot deduct expense. Your revenue can be minus, but there has to be rental income to qualify the related expenses.

not sure how you drew this conclusion. "to earn rental income" does not guarantee you will have a rental income. Let me give you an example: John bought an house in November 2012 for the sole purpose of renting it. He did not find any tenants until January 2013, so he did not have any rental income in 2012. But he could definitely claim reasonable expenses, such as advertising, mortgage interests, etc. as rental expenses incurred in 2012. The key point is that you have to demostrate your business intentions and activities.

Tiff是专业人士啊。xuxu在这个例子中也没错,但严格来讲概念是不对的。要是遇到会计考试的选择题,xuxu的答案肯定错了

这个例子不能说服人。有别的例子吗?
请注意:2012年11月份买的房,没有租出去是可以理解的。John顶多claim 两个月的(11;12月) mortgage interests 和广告费用,几百刀而已。
如果是2012年6月份买的房呢?准备工作半年?说不过去吧!
如果是2012年1月份买的房呢?一年都没租出去,John想claim一年的expenses?嘿嘿,,,等着audit吧!
