我的答案是我会计师给的,你是说我开业多年的会计师和他的会计所误导我了?你可以解释你所说的概念吗,既然说了,就说透了,愿意多学习。

你的会计师是经过多年的学习和实践来的,不会是去找别的会计师那儿报了一两次税就可以自己开业,指导别人了。会计师会根据你的情况告诉你你应该知道的,用在你的case是正确的一些零星片段的知识,怎么理解,应用那些知识在你个人。

因为谁都不是傻子,所以别老以为别人是傻子。。。跟CRA抖心眼儿是真傻子。。

先补充一下,其实父母是想住在老人公寓的。可是这年头一等就是几年,耗不起啊。所以不得已想到先买个房子给老人住(都是工薪,房子动不动就是二十万以上,谁没事喜欢多买个房子,每个月还得多付莫给及)。其实在一起几倍几倍也行,可是父母和我们都觉得,虽然我们关系很好,可是两辈人住在一起,其实对各自生活的确有影响。而且父母肯定会帮我们干这个,干那个。父母这个年龄,不该在帮我们瞎折腾啊。

看起来我有两个选择,一是出租给父母。For fair market value, 租金不太可能比开支低,所以弄到最后,反而是extra income。二是不申报为rental property. 对自己的income影响为零。


两者看来,第二更好.
 
向大家汇报一下,刚刚问了CRA,和大家讲的一样。把房子给别人住,不收取rent,这个房子就不是rental property,所以就不可以申报rental related costs.
其实现在想想,理该如此。这样是有道理的。
