买的 Richcraft新房，质量不是一般的差，是太差，差的没谱儿了！

他们的stucco的外墙，大窗户设计(urbandale最近也在搞这个)，里头的格局跟风格，都是我特别喜欢的地方。感觉是因为房子外头看过去拉风，所以卖得很快。

LZ 暂时先把electrical room的灯开着吧,实在不行就换个节能的灯泡开着,有可能是电工给连成串联的了
laundry room的那个门口看看是不是特别长的那种铁丝,那个可能是nail背边的板子以后出来的,如果是那玩意儿的话, 买个接电线的cap,拧几下,然后用ducktape暂时固定一下,主要就是防止小孩刮到.
马桶不冲水,你把马桶水盖开起来看看是不卡住了阀门，还是没水了，没水的话尝试把下头的水闸打开。
backsplash你仔细看看是grout抹得不好还是瓷砖摆列有问题，grout抹得不好的话，倒是可以挂掉，瓷砖摆列有问题的话就麻烦点。

30天的话你估计这个问题需要请最少2-3天的假或者work from home,因为1天给inspection, 2天给schedule好的repair work order.

我不是想给richcraft说好话，或者拍砖，不过很多时候期望越高失望越大，更何况加拿大的所有新房子都是返修品，基本没有perfect的。
30天不要那么急着交，光着脚在1，2楼走走，看看有没有松动的木板，每个房间都看一遍，看看有没有baseboard一类的chip，看看墙壁，门有没有没刷好的地方。
用手罩在靠外墙的插座，看看有没有漏风。
在地下室走走，看看duct有没有没贴锡纸或者漏风的，暴露的电线一类有没有按照code来，看看所有房间的heat register是否工作正常，风太大的话，小心得把手伸进去调整一下里头的铁片。

去homedepot或者canadiantire买个几块钱的gfci tester把家里所有的插座包括室外的都测试一遍。
这个期间，顺便把breaker的控制单重新做一遍，电工给的不一定正确。

我家在orleans, notting hill，cardel的房子，43lot，2009年的新房，当时的确比richcraft的43 lot的便宜。连upgrade都比较便宜。比如，楼上普通房加一个washroom变ensuite，只要$5000。
不过现在cardel在notting hill的新房改成40 lot了，和richcraft的43 lot不再具有可比性。

Kanata lake的房子我没研究过，其实是想都没敢想过，太贵了。
也许cardel发现kanata lake的买家大大有钱，而且喜欢它家风格的多，就提价了？

most of the issues you listed here should be easy to point out during PDI. if you hired someone for the PDI, that guy did a lousy job for you.

work with big builder to make sure they will deliver your home in the quality you expected is very hard. so you have to pay more attention to all details and keep good communication with the builder (construction manager, or their president if needed) to push them to get the problem solved. it's too bad that you already closed your house, otherwise you will have more leverage to negotiate with your builder, either get the problem solved or pay you compensation for the missing items, otherwise, delay the close.

what you can do for now is list all those items in your 30 day tarion list, you can provide the list to your builder earlier and submit them to tarion. you need to raise your builder's awareness that you're unhappy about the mistakes your builder had done to your house and you will do whatever need to be done to get the builder to fix your problem. be persist and you should get your result.

随便说几个大错：

1. 搬进去当天晚上，没热水，后来发现，Hot water tank 给 wired to the 电源开关上!! 地下室灯一关，就没热水了!!!

2. Breakfast bar 没了，图纸上明明有

3. Roger cable 没了, 忘了装

4. Ensuite 马桶不冲水，

5. Hall way, in front of the laundary room, 尖钉子从地板下扎出来，

6. Kitchen back splash, 横不平，竖不直, 花了近2000块 upgrade, 惨不忍睹

7. 地板缝大到能看到底下的 pine wood

你是第一次买房吧？第一次买房没经验，我第一次买了Claridge 的(和Richcraft 一个档次，据说两家老板是cousins), 也有许多不满意，其中最不满意的就是那个lot 的朝向。

现在这个很满意。

你下次买 Tartan 房之前，在去sales office 之前，一定先找referral, 把referral 的信息给Tartan, 然后你拿1000，referral 拿1000。
