builder给你的新房的价格一般是调整的价格,就是房价加上HST然后减去退税。这个退税builder去帮你申请,然后从房价里面直接扣除,这样,买房的时候价格看起来就没那么高了。不过builder也会和你签一个协议,说明你必须符合退税的条件。如果他们向政府申请退税时候发现你不符合退税条件,那么你要把差的税补给builder.

I am concerned how much money I need to get prepared for a new condo/house, only at its listed price or with additional taxes. An old house or 2nd hand house doesn't have to pay tax, right? Thanks.

拿到退税的资格很容易,就是买房是自住,至少一年。投资性质的不可以。

退税是在买房订房时直接抵减了还是要在交房前给律师付款时,或者是先交第二年退回吗?怎么过过程?我的closingday 马上到了,现在在等律师的最终房价,现在需要做什么呀?

Prepare at least 20% of your house price as down payment, plus land transfer tax, plus tarion 7 years insurance, plus lawyer fee, plus city land tax from June to dec 2015.

Call your bank to make the mortgage transfer document ready at least one week before closing day.

Tax refund will be directly deposited to your house builder's account. You won't get it.
