卡湖 的 41 sheering crescent 这房子看着lot 又大又深,里面装修和厨房都很新,怎么才53万不到啊?太便宜了。有兴趣的朋友讨论一下吧。

查一查有没有水淹,大麻历史。
渥太华每年会查出几套房被人种大麻,警察说没查出的是10倍左右。

有经纪人吗?找他/她查下这个房子的成交历史,比如是不是登了几个月,或几年,降过价没?不要比整个kanata lakes,要经纪人给你查这条街附近的房子都卖什么价才知道这个房子值不值. 另外个人比较介意后院紧挨大马路,车流量大,车速快,噪音影响是有的.以前就住过这种房子,晚上11点早上8点都有车过的声音
 
对的,我也是有些看不懂了,卡湖前面几个都接近70万了,有经纪说不到70万预算在卡湖抢不到什么像样的房子,最近也没有几个房子出来,看的也不多,就想在这里和大家聊聊请教一下。

I was told that while relatively new houses in Kanata Lakes become more and more expensive, the prices for older (20 years +?) houses there are still quite stagnant. I think it's due to below three reasons:

1) Older houses need lots of maintenance and renovation. So the ACTUAL cost of a very old house is higher than its sold price;

2) The design and building codes for older houses are not the same as new houses. For example, older houses are not as energy efficient as new houses, due to lower standard of sealing.

3) One big driving force of Kanata Lakes property price is Chinese buyers. However most Chinese buyers prefer newer houses, especially newly-built ones.

That being said, IMHO the asking price of 41 sheering crescent is still quite reasonable. Considering its 23 years age, you may need to put aside 100k to 150k for near future maintenance and renovation. So its "true" asking price is 630K-680K. For such a good lot, it may still be a bargain.

你说的挺有道理啊,那像beaverbrook那边69年的房子呢,维修是不是就是无底洞了
但是就是地大,绿化好,学区好
 
一般人们更愿意买10年新的房子。这房子太老了,老房子修建标准一楼8尺顶,而且不在WEJ学区,只值这个价。
