我掐算这回GOLF乱局 背后的NO 1大佬人物是 K-r-i-s S-i-n-g-h-a-l, 而不是CLUBLINK, CLUBLINK作为全国性大公司,没有这么准确的本地视野,, CLUBLINK是个招牌而已,,,本地财团利用这CLUBLINK和市政府几十年前合同的漏洞,,,要割目前卡北居民和向往卡北学区的老中和其他人的韭菜罢了,,,,,,

K. (Kuldip) Rai Sahi is Chairman and Chief Executive Officer of Morguard Corporation, one of Canada's largest integrated real estate companies, and Chairman and Chief Executive Officer of ClubLink Enterprises Limited, Canada’s largest owner and operator of member golf clubs. In 2009, Sahi was ranked eighth, behind notables such as golfers Mike Weir and Stephen Ames, as one of "The Top 25 Most Influential Figures in Canadian Golf" by Robert Thompson of The National Post.[1]

Sahi emigrated to Canada from India in 1971. He began his career as a laborer in Montreal before going on to build CF Kingsway Inc., Canada's third-largest trucking operation, then branching out into manufacturing and real estate, to become one of the wealthiest Indo-Canadians in Canada. Sahi is a Certified General Accountant and a member of the Certified General Accountants of Ontario. In 2009, he was awarded with a fellowship designation (FCGA), by the Certified General Accountants Association of Canada.

In "Who Owns Canada Now: Old Money, New Money and The Future of Canadian Business," by Diane Francis, Editor-at-Large for the National Post, Sahi is portrayed as an example of the "democratization of ownership in Canada from a country in 1986 owned by a few dozen rich families and conglomerates to hundreds of wealthy Canadian families, gigantic pension or mutual funds and millions of Canadian investors."[2][3]

Sahi has also been described as "the closest thing to a Wall Street raider that you'll find in Canada."[4]

Clublink has to prove that it couldn't find a buyer that is willing to acquire the golf course at no cost. And then, it can send the golf course to city. If city doesn't want to operate it, city can then give clublink the re-development right.

There are a lot people in Kanata Lakes who are willing to acquire the golf course at no cost......not to mention that we have a whole community......The oldest and strongest community in Kanata.

这GOLF区弯弯曲曲, 其实分三大部分,下图的大圆圈A区,小圆圈B区 和右侧的和BEAVERBROOK交界的长条区C区。

在高尔夫场地两边附近的房子,分别用各种颜色的手画线代表,按平均市场价格高低的顺序是
红线区
橙线区
黄线区
绿线区 (SHERRING SMALL SINGLE)
蓝线区(TOWNHOUSE)

交界处有一部分是黄线+白线, 这是特例,平均应属黄区,但又部分超级大佬居住(比如加拿大首富 TERRY)

从受影响程度看,
大圆圈A区附近将是重灾区,这一片最大,最接近主路,施工的车辆便于进出,各种房型都可以建。
长条C区,肯定不会受影响,一者两边住了根基深厚的大佬,印裔大佬无论如何不可能挑战加拿大首富的,况且这长条C区有中低压输电线,是很难盖房的。
小圆圈B区,介于A和C之间, 有风险,但可用地少,周围有红线高房价区900K+,里面有一堆DIRECTOR, 政府官员等大人物,如果印裔CLUBLINK/RICHCRAFT财团想做妥协交易,分化反对者的话,完全可能把这小圆圈B区放掉。它即使只开发大圆圈A区就已经能赚大麻袋金条了。。这B区会是一个讨价还价的筹码。。。

大圆圈A那块是Shaughnessy Crescent吧……听说以前Kanata的市长也是退休大律师就住那条街。热狗,如果你的分析没错,这是要上演经典大战的节奏。:rolleyes:

这次两个印裔财团大佬来割韭菜,不是空穴来风。。。。
最近一年市场不景气,,,KNL9, RR4 因为地理远离目前成熟区,再加上铁定进新高中,,,卖得不会很快。。。印裔大佬利用合同漏洞直接在卡北核心GOLF 区插这么一刀, 以后开卖得话,因为SINGLE可能很小, TERRANCE HOME和APRTMENT是绝大部分,买房门槛低,,还是会吸引家中孩子数量少或没有孩子的买家的,会卖得比KNL9/RR4快,回收资金快。。。。当然这样把A,B区房价会拉下很多,跌的稀里哗啦了。

Sherring是相对很小的一个圈,里面的住家不多,而且房子都比较小。Shaughnessy那圈的房子档次可不一样,打起来应该是主力阵容。

Shaughnessy那圈的房子档次算很好的, 800K+很平常,,GOLF盖房后立马会被打下150K-160K
