Mark my words: "The only issue is how far the water tank from the chimney since there is a code requirement". Any reputable HVAC tradesman knows code better than you and me.

Disclosure: From the pictures OP posted, I can see the leaked tank is almost identical to the one I used to have. I changed it 5 years ago. One rep from Sampleheating sent by LOWE'S tried to lecture me about the code and advantage of power vented. I politely sent him out without letting him complete his measurements. I have done enough homework, and I know what I am doing. In other words, I don't buy what they sell, I buy what I need.

我用这个，你说中国人推荐的，问问能不能便宜点，你也可以查查home depot，应该有，可能home depot会便宜点，但是不同牌子，你要卖房子找便宜的。
这个人不错，你可以叫他上门检查，看看是不是需要更换，如果需要更换应该不会收你检测的钱，如果可以修他收费不贵。，他自己跟我说home depot可能便宜，我经常找他觉得他更可靠
