今天拿到了4.54%五年Fixed. :bounce: :bounce: :bounce:

is there any special condition? would please let us know which banch of bank of montreal? it will be great if u can tell us which personal banker you deal with? so let more people can be benefit.....!:D

利率到不是最大的问题,但是你的那个CLOSING DATE偶不能GUARANTEE那么长。偶们只能保证120天。要保证那么长,利率现在就不能保证那么低。
如果CLOSING很快,历史信用记录很好,工作稳定,收入持续,利率可谈的空间不小,但是保证期就没啥可谈的了。

BTW, BMO has a special promotion from April 15 until end of June, 3 yr fully open variable rate at prime - .85%, new mortgage or renewal, but no cashback carry-over.

能具体解释一下cashback carry-over吗?谢谢!

如果CLOSING很快,历史信用记录很好,工作稳定,收入持续,利率可谈的空间不小,但是保证期就没啥可谈的了。

i don't think BMO will do this low, i already check with them today, I believe that rate is from the broker

偶如果没记错的话,BMO的浮动利率是monthly compound的,所以prime-0.8%在利率上和prime-0.75% semi-annual compound的其实基本没啥区别。
但是OPEN的TERM到还真是个不错的OFFER!

如果谁要是想SWITCH MORTGAGE或者REFINANCE的话来谈谈,也许能找到不错的OFFER.:)
 
This is mostly for renewals. If you've taken a cashback incentive when you signed your first mortgage and want now to switch to another one within the SAME financial institution, in most cases, you could carry over the cashback amount to your new mortgage. In this particular BMO promotion, there is no cashback carry-over allowed, so if you do want to switch to the prime - .85 open variable rate, you'll have to pay back the cash back PLUS the penalty.

Cashback is normally deducted by 1/mortgage term every year, i.e. if your mortgage term is 5 years, every year your cash back amount would be duducted by 1/5 of the total cash back amount.
