I will be in Assessment Review Board Hearing to challenge MPAC's assessment on my property in July. Can any experienced home owners please share your experience with me about the hearing? Thanks.
 
Assessment hearing

You'll get a call from MPAC before the hearing date. They'll negotiate a settlement with you. This happened to me twice.

MPAC said its assessment was right. We are going to hearing in the end of June. Any suggestion?

You must have something to prove MPAC is wrong. If your prove is strong enough,MPAC may settle with your before the hearing. If your side of story is not very strong, MPAC may try their luck.
 
I am not going to negotiate a settlement with MPAC even if MPAC calls me before the hearing. I want to show ARB that the assessment system is a mess.

How to prove MPAC system is mess? We bought the new house withoutany upgrade. Our property value was increased up to 30K on our puchasing date. Somebody told me their value was increased 100K in the same year. It is ridiculous. people are fool in buying or selling in the market.
 
Which is more accurate, the purchase price or the assessed value? Should you be happy because you got a good deal? Or you would be happier if it's the same as or lower than your purchase price?
 
The purchase price at Jan 2006 should be the most accurate one. For a new house, the purchase price may not be the most accurate one. Because you may waited a year for the house to be built. The price you paid is last year's price. 2005-2006 ottawa house price went up 12%. So house assess value went up 30K may not be that off chart.

The assesment date was the same as my puchasing date. BTW, we bought quick occupancy home.

According to Timothy's, you should fight for 12% off your purchase price.
