刚收到MPAC的Property Assessment Notice 2006,有个问题向明白人请教.

The annual assessment update of all properties in Ontario has been cancelled for the next two years. All properties continue to be valued at a January 1, 2005 valuation date.

而我是买的今年的新房,05年1月这里恐怕还是一片空地.所以,Notice 上房产的价值只有不到售价的1/4.
问题是:是不是我这两年的property tax 就按此来交,那样的话就意味着可以少交点税了?
 
Are you sure your assessment price is only 1/4 of the sale price? 555, my assessment price is almost the same as the sale price. I bought the 2nd house, not new one.
 
It's likely that the assessment was based on the lot only as the house was not built back then. My take is that, keep paying whatever the MPAC asks you to pay, they'll catch up on you at their next update, which implies that you'll have to pay back for the years they've missed. So start saving now..:-)

我就是不知道是不是MPAC会在07年之后再评估时让我补交地税.我倒是宁愿该付多少是多少. 这年头,钱在手里也留不住,没得花了也就收手了. 过两年再让补交,那不是在坑人吗? :(
 
今天我也受到了,明显比正常价高,不知怎么办。去年要求他们重新评估后还是高。

这可真应了那句话: 高不成,低不就!
我所担心的是会不会过两年后又让我补税. 这里有人清楚这事吗?
 
The "Assessment" is for the land only.

If you donot like surprise and would like to budget your property tax accordingly, you may contact MPAC to request an assessment of your new house. They will send a representive to visit your home to estimate the current market value. The property value will then be prorated back to that of January 1, 2005.

Or you can just wait for the assessment which will take quite some time. By then you may have to pay a big lumpsum of tax at once.
