as a mortgage broker myself,
the rate we can get usually is a little lower than the bank can offer, simply because lenders don't have much overhead cost.
The real difference between mortgage brokers are the experience, because:
1) How to present the application to lender is important. Experience broker might know some small details lenders are looking for and hence got the approval faster.
2) Business network with lenders, if broker and lenders have a good relationship, approval can somehow easier, ( but the rate won't change too much )
Good luck for mortgage hunting, and its quite headache. Advantage of using a broker is to save time to visit each bank, and repeat yourself over and over again. 1 application can applied to most of the major lenders in Canada. If special cases, where bank cannot finance your mortgage. Broker has the ability to find you a deal(sometimes).
