2009年5月份之前,千万不要买房。

在加拿大买房并不难,很多人喜欢租房子,甚至一租就是几十年,是因为他们1,怕麻烦,2,单身,3,还没有想在这里住一辈子。

很多人觉得买了房子会提升自己, 但是当你有钱付首付,有稳定的工作的时候,还要考虑的是:1 买房容易养房难,是否有人能帮你。2,有了房子,意味着你其他的时间大幅度减少。也许会影响你发财的机会。
 
房屋大幅度升值,对自住房的房主来说,没有任何意义,甚至有可能交纳更多房地产税。如果卖掉,还得买新房,乃水涨船高的道理。

房屋大幅度升值,对投资房的房主来说,是增值了,卖掉可以赚一笔。但是,不要忘记留足纳税的钱。另外,除非是现金买房或者是支付了大笔首期,否则,去掉房屋贷款利息、交纳完税金,才是净赚的钱。

所以,买入价、支付多少首期,是硬道理。
 
楼上说得跟我想得差不多。
自住房的人组成一个圈子,“买入价、支付多少首期”就是进入这个圈子的成本。你可以以高成本,也可以以低成本进入这个圈子。只要进去了,涨涨跌跌关系就不是太大了
 
房子的tax 加上utility也不会比借房子贵,再说借的房子有的也是要付utility的。
与其用差不多的钱来借房子,还不如买房子呢。

买进,以后再卖出。。。。付双倍。。。自己算吧,
还有,上班路远了,汽油,车保险,或者月票(快线已经100多刀了)
还有还有,把买房子的钱去投资,差到底存到PC银行也有3.75+1.03%的利息。

听AM580电台天天呼吁大家不到外地去消费购物,而在当地(OTTAWA)消费购物以KEEP OTTAWA STRONG 来免于.....就可知并非"世外桃园"
就象美国在萧条以前,总说是世上最"健康"的,不会有问题.
更象人在(病/其他)倒下前, 虽心里知道不好,嘴上总不承认有问题而想侥幸挺过去.

但我不急, 我想看到结果, 至少等它"健康"了.
 
房产市场对自住房来说应该影响不大, 毕竟早买早享受. 对投资房来说,则另当别论.

Hydro keeps increasing, water keeps increasing, property tax keeps increasing, gas keeps increasing (if they cannot make money fro gas price, they will get it back from delivery charger) insurance keeps increasing,... you name it. It easily costs you 700 to 800 dollars a month. City hall suckers will make the gap smaller, eventually rent = buy.

Rent has been doubled for last 5 years. It will double again in next 5 years!
 
楼上的,没觉得哩。偶2000年时一套很小的一室一厅都要750一月,还不包水电。现在地点更好的大很多的两室一厅才900,还包水电。

是吗?我2000年到蒙特利尔时, 租别人的一室一厅,$375全包,现在渥太华我出租给别人二室一厅 $1100 全包。所以,我也说不准啦,但是感觉涨了很多。

You can get a nice 二室一厅 for $800 in Hull. all included.

蒙特利尔那时候租房超便宜。西岛的2000尺 single house 也才18万一栋,现在都要45-50万了。

我倒, 你专门找个又旧的区,又旧的房子(64年的).
你自己找找2000年左右修的独立房,西岛比较好的区,2000尺以上的,现在要多少钱。
不要说西岛。现在brossard 新区的独立屋都至少45万以上。

More people are losing their jobs. the market is just starting to panic because the leaders have been misinforming and stupidly optismistic about the economy.

Months ago, our PM even answered it is a good timing to buy stocks when he was asked his comments on the US economic crisis.
