If you down pay 50,000 for a condo of total 200,000, your monthly payment to the bank is about $1000 including property tax), plus condo fee 400, total expense is 1400 per month. If you rent the condo for 1400 on average ( the rent will increase yearly, so I think it is fair that the average is $1400).
Let's say you own the condo in 25 years and the condo will be worth 400,000 then.
Use formula: M = P( 1 + i )n
Here M = 400,000, P=50,000, n = 25, solve i
Based on my calculation, i = 0.09, i.e. 9%
So you can get a stable return of 9% for the initial 50,000 investment for 25 years!
The assumption is that price of the condo will be doubled in 25 years. If the price is same (very unlikely though), you still get 6.6% return yearly. It is better than GIC.
