关于拆房子 建房子的 可行性


计划是这样的, 想买一个很旧的房子,但是地面积很大, 买到后准备拆了它 再找人 盖个新的.
我想问的是可行性有多大阿, 拆房子的花费大概是多少? 不知道有没有人有这方面的信息. 多谢大家.
 
Many people do that. Many custom built home is built this way. But if you never did it before or you have somebody has the knowledge to help you. A cost overrun is very likely.
 
我也有一个疑问。如果cash大大地还好,如果旧房有mortgage,拆了盖新的,贷款会不会有问题?mortgage是基于房产作抵押的,都拆了,没东西抵押了,是不是没人敢借钱给你?

当然,自己有大把大把现金,什么都不怕。

"拆除费用" most equal the money you buy the old house. First of all you need to get permission from the city. Without it , you can do nothing. The best way is that you find a empty land and build your desire home. In this case it is always run over the budget. $500.000 budget house run to 800.000 is very normal. If you have big cash on hand, you can do anything. Otherwise, forget it.
 
most of the houses at Yonge/Finch area in Toronto are like that. ppl bulldoze it down and putup a new one. average old ones there are around 500k-600k, new ones are around 1.2M to 1.8M.
