Help！屋顶有漏，是大问题吗？

今天看了一个房子，挺满意它的布局。但发现屋顶有几处渗雨，不知道这对房子的影响有多大？

AGENT说不是大问题，只需花几百块就可FIX。这个房子只有十年新，似乎不需要换屋顶。AGENT说漏雨可能是因为屋顶烟囱处的胶皮垫松了或破了，所以不需要全部换屋顶，只需局部FIX，为防MOULD，需将水浸过的屋顶DRYWALL也换掉，就不会有MOULD了，是这样吗？ 想知道FIX后会不会以后长MOULD？

这样的房子值不值得要（它的整体装修比同类房子要好，但价位也要的较高），要是递OFFER，因如何和OWNER ARGUE？

另外还想请教一下，外墙VINYL+前部加部分BRICK和仅仅只有VINYL的区别大吗？

It could be very annoying. I would not bother to figure out how to fix this problom as there are hundreds, if not thousands, of houses out there. I'd skip this house.

十年新房子也差不多该换屋顶了，我知道许多11，2年的房子都换了。因为许多Builder用的是15年的shingles，而实际上能坚持到15年的不多，而人们也不愿意take a risk。

Roof usually needs replacement after 18 to 20 years.

This kind of problem is fixable. You could ask the owner to fix it. Or What I would do is to ask a contractor do a estimate then ask the owner to reduce the price according to that price.

弄不好屋顶的保温棉都是湿的，都得换。如果靠近墙壁，墙里的保温棉也可能是湿的。楼上的说得对，十一二年的屋顶差不多该换了。7，8千刀都有可能。
这房子不能卖，这agent我看也不能用。

Based on your description, it shows that the current owner is not good at house maintenance either.
