Help!屋顶有漏,是大问题吗?

今天看了一个房子,挺满意它的布局。但发现屋顶有几处渗雨,不知道这对房子的影响有多大?

AGENT说不是大问题,只需花几百块就可FIX。这个房子只有十年新,似乎不需要换屋顶。AGENT说漏雨可能是因为屋顶烟囱处的胶皮垫松了或破了,所以不需要全部换屋顶,只需局部FIX,为防MOULD,需将水浸过的屋顶DRYWALL也换掉,就不会有MOULD了,是这样吗? 想知道FIX后会不会以后长MOULD?

这样的房子值不值得要(它的整体装修比同类房子要好,但价位也要的较高),要是递OFFER,因如何和OWNER ARGUE?

另外还想请教一下,外墙VINYL+前部加部分BRICK和仅仅只有VINYL的区别大吗?

It could be very annoying. I would not bother to figure out how to fix this problom as there are hundreds, if not thousands, of houses out there. I'd skip this house.
 
十年新房子也差不多该换屋顶了,我知道许多11,2年的房子都换了。因为许多Builder用的是15年的shingles,而实际上能坚持到15年的不多,而人们也不愿意take a risk。

嗨,找房子找了好久了,总算看到较满意的,真舍不得放弃。犹豫中。。。。。
 
Roof usually needs replacement after 18 to 20 years.

This kind of problem is fixable. You could ask the owner to fix it. Or What I would do is to ask a contractor do a estimate then ask the owner to reduce the price according to that price.
 
弄不好屋顶的保温棉都是湿的,都得换。如果靠近墙壁,墙里的保温棉也可能是湿的。楼上的说得对,十一二年的屋顶差不多该换了。7,8千刀都有可能。
这房子不能卖,这agent我看也不能用。

Based on your description, it shows that the current owner is not good at house maintenance either.

buy the house ,if the owner can take $10,000 off for repair the roof..
