一个关于房价的HST的问题

如果现在签约46万的新房,Closing day在明年六月,但如果Builder延迟到七月一日后交房(Builder有权延迟四个月),谁来交那 8%?如果我不愿意交,可以退房吗?现在这种offer等于让我签一个不知价格的房约,简直跟赌博一样!有明白人给支支招吗?谢了!!!

Thanks Tina for replying to my post (about buying a new house while in a contract with a buyer agent). In the worst case, if I have to match the Minto commision fee myself, do you know roughly how much I have to pay the agent for a ~ 400K house?

I think Minto grants 2% or 2.5% of the total purchase price of the house to the agent. But I hope you don't have to pay the agent out of your own pocket. I think if you talk to the agent, he/she would understand your situation and cancel the agreement volunteerly. Being in this people business, I think they would rather make a friend than an enemy. Hope it goes well.

不是第一次買房,如果要用RRSP的錢,就會當成是今年的收入,要繳稅的說。

不好意思,又頭大看漏眼了…

這個HST的問題比較複雜,我問了一下銀行的朋友,以前SERVICE只要付GST,RETAIL才要加付PST,HST就是GST和PST的拼稅,就是SERVICE(Builder請的sub-contractors)也要給他收PST。至於會否在生效後反影到樓價上,我推測是要看不同的Builders…

我還是建議你問一下專門的會計師答案會比較確定…
