求助：400K以上的房子HST的问题 - 大家来说说！！

安省税务大王小麦的政府新通过的HST program中提到，400K以上的房子必须按HST 13%缴纳税金。2010年7月1日是正式施行时间。

我以为closing在那个时间之后的都要按HST税率缴税，当然可能那些delay交房的业主会被豁免按原税率缴税。

但上周在mattamy 销售处，他们的经理很肯定地说只要在10年七一之前签约的，都能享受原税率而不是增加过的HST税，他非常肯定但我总有点觉得不太对劲。

大家说说到底那种讲法对。

我准备写个email去有关部门问问了。

This extra 8% tax applies only to new houses over $400k. Correct?

If so, it will hurt builders the most, I guess.

By the way, Ontario will give a rebate of 75% of the HST (6%, the Ontario portion) for houses under $400k.

Please do send email to govenment to ask for specific answer on this matter. And please share the information once you get the answer. Also I think the HST apply only the portion over $400,000 not the whole amount.

Yes, tax is on the grand total. But for under $400k, you would get a full rebate of the Ontario portion (6%) of the PST in the HST (13%), and the Ontario rebate slides down after the $400k mark and you would not get any rebate after $500k.

"At this time, we do not know if the HST will apply to homes with a signing date or closing date after July 1, 2010. The government is still in the process of setting transition rules for the single sales tax and is working closely with the housing industry as part of this process. Additional information on technical design matters and transitional rules for the new single sales tax will be released in the coming months to help homebuyers and the construction industry prepare for the proposed changes. In developing the transitional rules, the government will give careful consideration to parties who have entered into contracts prior to July 1, 2010."

Unfortunately we DO KNOW those who voted for McGuinty or those did not last round will NOT vote for him again coming next election. While his government is "giving careful consideration to those who enter into sales agreement...", homebuyers have to make decisions at this very moment, as this is the last chance to buy 400k over houses closing before July 2010. It's been over a month since the budget was passed, has Dalton been sleeping?

兩周前曾參加了一個由銀行、CMHC、建筑商和律師四方聯合舉辦的FINANCE講座，會上對新實施的住房HST的答復是，no body knows at the moment, even McGuinty isn't sure，但四方正在緊密合作，敦促省政府 do its best。
