title insurance for brand new house

请问大家买新房的时候都买TITLE INSURANCE 吗?

我刚买了TOWNHOUSE, BUILDER 是URBANDALE
我的律师说如果我的LENDER不要求TITLE INSURANCE,我就可以省这笔钱.但看到老外的网站都说TITLE INSURANCE很值得买,可以保护买家的权利.
现在很疑惑,不知道该怎么办? 有经验的请指点指点. 谢谢

My previous lawyer told me that for brand new house (from large builder), you don't have to buy title insurance, so we didn't buy.
We just bought another new house from the same large builder, another lawyer is insisting that we should buy it, but I can't agree with him.
