客户买了房子了要搬走,如何处理?
是收取2个月的租金吗?

你只有两个选择:
1)双方有租约(文字或口头),必须按租约办理;
2)没有租约,那么让其走人,也不退在你手里的房租押金(没有押金则不能再收取,视同短租);
当然,如果有财产损坏,则租户要另外负责修理或赔偿(不管有没有租约)

thanks a lot. We have a yearly rent agreement. But the guy bought a house and want to move out. I will try to resolve the problem nicely. If he refuse to pay the 2 month notice fee based on the agreement, then I will take him to the court.

安省租房法里没有明文规定在合同其间终止合同必须两个月notice一说。除非你们自己的合同里有。

你只收两月损失费就同意取消合同,是对他的帮助,但不是你必须要做的。

Yes, we have the 60 day notice requirement in the agreement. But I don't know from which date should I calculate the 60 days. From his notice (today), or from the begining of the month (20th).

thanks for your comments. I checked the "Ontariio "landlord and tentant act". It only mentioned the rules for the landlord early termination. It didn't say anyting about the tentant early termination.
 
With one-year lease, your tentant is locked-in for 1 year. And after that, he can terminate it by giving 60-day written notice. This is indicated in Section 47. You may confirm with Ontario Landlord and Tentant association board. It is free.

Since your tentant is on monthly rental, you are entitled for the whole month rent, even he lives there for only a few days.
