本人最后悔的就是提前还清房贷。想想看，现在你投资什么没有3.x%的回报？

真愿意的话，还可以把房子抵押出去， 换回home line of credit.

我在scotia bank这么做的。 房价的80%为credit limit. 这个limit可包括mortgage, Line of Credit , ScotiaLine VISA card. 其中后两项的Interest rate is betwen prime and prime+1.

我现在也有Line of Credit，利率是prime + 1, 但是以前的mortgage rate 是 prime -1.

( i learned this from my mortgage agent) most local people not rush to pay off mortgage, because they want to keep the same qulity of their life, like winter fiy to south play golf, and summer spend the vacation in somewhere. 中国人不喜欢背债,所以想近快付清, 大家是观念上的不同, 无好坏与对错, 看哪一个更适合自己, 别人的经验未必就适用, 人和人是不一样的, doesn't matter how much down pay you have, as long as you could afford later, and live comfortable.

首付多少，不是没有关系，而是很重要。否则，不会强行规定个百分比。

down pay 多少, 会影响以后地月供, for example, if the house is $300000, and you have 20% down, rate just say is 4%, total 25 years, your monthly payment is $1262, if you only have 5%, for the same rate and 25 years, your monthly paymnet will be $1499, so maybe you could pick 35 years, have simliar payment as 25 years. somebody could pay almost $1500 each month, some people does not,
