it's also possible that the bank appraised the building to be $2.5M but 老向bought it for $1M, the loan is based on $2.5M which is $2M (ltv 80%). 老向earned $1M right away without anything out of his pocket. :cool::cool::cool:
 
Leverage is a double edge sword. What's the worst case? What if housing goes down 10% ? 20%?

Also do you have the cashflow to borrow that much?
